Description

A well presented, four bedroom, converted Oast house, situated on a quiet country lane close to Tunbridge Wells and Lamberhurst village, with an attached barn currently used as a gym, games room and home bar but with planning permission (in perpetuity) to add additional residential accommodation.

Description
Waterfield Oast House is an attractive, well presented Kentish Oast set in a rural location on a quiet country lane, with external elevations of brick and weatherboard under a slate and tiled roof, and recently refurbished cowls on top of both of the oasts.
The main features of the property include:
• An entrance porch with a brick floor and window to the front. From here a door opens into an internal hallway with central staircase leading to the first floor with exposed timber beams and wooden floors. Off the hallway is a family room set in one of the roundel rooms with a window and a glazed door overlooking and opening into part of the side garden area. The second roundel room is set as a dining room again with windows over looking the garden and a door leads into the kitchen/breakfast room.
• The kitchen/breakfast room is also accessed from the internal hallway and is fully fitted with two eye level Neff ovens, inset electric Neff hob and a wall mounted microwave oven. There are a series of wall mounted cupboards with low cupboards and drawers beneath a granite effect work top. There is a fitted fridge/freezer and windows overlook the garden and terrace area.
• The utility room is also off the hallway and is plumbed for a washing machine with space for a tumble dryer; there is extra storage provided by large cupboards and a door leading out to the rear paved terrace area.
• The main sitting room has a dual aspect with exposed wall and ceiling timber beams and wooden floors. There is a corner brick chimney with inset wood burner and double doors lead out into the rear garden. Floor to ceiling windows overlook the front and have views over the lane to the fields beyond.
• On the first floor there is a large open landing with a study area off which is the main bedroom with ensuite bathroom and two well proportioned double bedrooms with fitted wardrobes in each oast roundel. Above both of these roundel rooms are large roof spaces. A further double bedroom has a run of fitted cupboards providing plenty of hanging space. All the bedrooms on the first floor have countryside views. There is a family bathroom with stand alone bath, separate shower cubicle, WC and sink unit.
• The attached barn has planning permission (in perpetuity) to convert into residential accommodation which would significantly enhance the living and sleeping arrangements of Waterfield Oast on both the ground and first floors. Planning reference: 18/02416/full. Currently the barn is used as a gym and games room off which is a versatile home bar. Stairs from the games room lead up to a large area which is used as a gym and storage.

Outside
Waterfield Oast House is set back from the lane providing an area for parking. There is also front access to the barn attached to the house via two sets of double doors. Opposite the house is a former cart lodge which has covered parking for two cars and a useful, secure garden store with further storage above (under a new tiled roof). To the rear of the property and continuing to wrap around the oasts, is a south facing garden, mainly laid to lawn and enclosed by a brick wall, fencing and mature shrubs and trees. Immediately to the rear of the house and accessed from the utility room and drawing room is a terrace area covered with mature grapevines, making for an excellent al fresco entertaining area.
