Description

Located in the sought after coastal village of Croyde, this well proportioned detached bungalow in Orchard Grove offers spacious single level living extending to approximately 1,227 sq ft (113.9 sq m), ideal as a main residence, holiday home or investment opportunity. Just a short stroll from the renowned surfing beach at Croyde Bay and within easy reach of the village's charming cafés, pubs and local amenities, the property enjoys an enviable coastal setting.

The accommodation begins with a useful double glazed entrance porch providing a practical space before leading into the main hallway. From here, you enter the generous living room, offering an excellent space for relaxation and entertaining.

To the rear, the open-plan kitchen/dining room forms the heart of the home, with ample space for both cooking and family dining. The dining area benefits from French doors opening directly onto the rear garden, allowing natural light to flood the space and creating a seamless connection between indoor and outdoor living.

There are three double bedrooms with the master bedroom benefitting from an ensuite shower room. Bedroom two is another spacious double, positioned adjacent to a shower room located just outside its entrance, effectively serving as a dedicated facility for this room. Bedroom three is also a double with views to the front of the property. A family bathroom completes the internal accommodation.

In addition, the property benefits from a sizeable utility room, providing practical storage and laundry space and helping to keep the main living areas clutter-free.

To the rear, a mature garden and lawn offer privacy and a wonderful space for al fresco dining, family gatherings or simply enjoying the fresh sea air. The property also benefits from off road parking for three vehicles.

The property presents excellent potential for further development, as demonstrated by a number of neighbouring homes within Orchard Grove which have been extended or enhanced, including internal reconfiguration and the addition of a second storey (subject to the necessary planning consents). As it stands, the bungalow offers comfortable and versatile accommodation, with scope for modernisation to suit individual tastes.

Currently operating as a holiday let, the bungalow presents an excellent opportunity for buyers seeking an investment in one of North Devon's most desirable coastal locations. Equally, it would make a superb family home or idyllic second home in a coastal location.

This is a rare chance to secure a versatile coastal property in the ever popular village of Croyde.
