Description
BRICKWORKS SAYS
Set across five floors on one of Margate’s most central streets, this Victorian terraced home places you opposite the Turner Contemporary — with front-row seats to the sunsets that inspired its name. Currently, the upper floors form a well-renovated apartment, while at lower levels, a tenanted shop and basement studio provide an income stream in a location that does much of the hard work for you.
There is also clear scope to reimagine the space as a fully residential home, with room for additional bedrooms and reception areas where the shop and its storage now sit.
The layout at present is purposefully upside-down, with the main open-plan living space perched at the top to make the most of the light and those expansive sea views. Double aspect and loft-like in feel, its hardwood floors and column radiators ground it in its heritage. Below, two near-identically sized double bedrooms offer versatility — one with an en-suite and a kitchenette, making it a functional self-contained space.
From here, the beach is effectively your front garden, and the Old Town's got your back when it comes to weekend wanderings; trying the latest flavour at Rise & Bun, antique shopping at Paraphernalia, and sampling what's on tap at Floc Brewery's new venture, The Lifeboat. You can walk to the station in less than 15 minutes, with the shoreline as a faithful friend for the whole route.
THE OWNER SAYS
Whilst I have never lived at the property, when we ran the shop, it was a joyful place to sit and spend the day. I had a bench outside that I would sit on and look over the sea from, and a steady flow of lovely customers to chat to. At the end of the day, the famously spectacular sunsets over the Main Sands made a beautiful backdrop to the short walk from the shop to one of the nearby pubs or restaurants.
POINTS TO CONSIDER
Energy Performance Certificate (EPC):
Current Energy Rating D
Potential Energy Rating C
Council Tax:
As the property is currently used as a shop and holiday let, business rates (non-domestic rates) apply, instead of council tax.
Utilities:
Combined current monthly costs for gas, electricity and water are approx. £230
This figure naturally changes seasonally.
Getting around:
Margate station is a leisurely 15-minute walk along the seafront, offering high-speed Southeastern services to London St Pancras in around 1 hour 32 minutes, as well as direct trains to London Victoria. There are also regular connections to nearby coastal towns including Whitstable, Faversham, Broadstairs, and Ramsgate.
Schools:
Cocoon Montessori nursery is just a 15-minute walk away and is highly regarded locally. Holy Trinity and St John’s Church of England is the closest primary school, with Garlinge and Cliftonville also nearby and favoured by local families. Secondary education in Kent is mainly determined by the Kent Test for grammar school eligibility.
Onward plans:
The current owner is not looking for a new property and can sell chain-free.
Anything else:
The commercial unit on the ground floor and the basement has been tenanted by the modern local beach store, Harbour & Tide, since 2023. They still hold the tenancy, but the lease has expired, and is rolling on a month-by-month basis. However, for those seeking a purely residential setting, the space could be reworked to accommodate an additional bedroom and further reception rooms.
