Description
Of particular note in the house is the generously sized sunken drawing room with a beautiful inglenook fireplace and new reclaimed oak flooring throughout, with windows looking out over the gardens to the front.
The kitchen/breakfast/family room is also of an excellent size and is a wonderful heart to the home. It features a new bespoke kitchen and utility room by Charter Walk Kitchens, with distinct food preparation areas, two separate fridges and two freezers, a bar and a La Canche range at its heart. The vaulted main kitchen has glazed doors leading directly out onto the sun terraces. There is also a laundry chute, a second kitchen in the utility room with double washing machines, fridge and dishwasher.
The property also benefits from a further entertaining space, this being the study and snug, providing additional entertaining space with doors leading out to the sun terraces and gardens beyond. and usable space throughout the year.
The Cottage
To the south of the main house and across the gardens is the two bedroomed guest cottage which is presented immaculately. The cottage features two-bedroom suites and an open-plan sitting room kitchen. Self-contained, the cottage is perfect for guests or visiting relatives. This currently serves as a holiday let, and with full planning, provides a useful income for the property.
Gardens and grounds
The gardens immediately surrounding the property are mainly laid to lawn, with some established shrub borders and are bounded by a mature hedge affording great privacy. Sun terraces lead directly from the rear of the house, with the formal lawns and swimming pool beyond.
South of the gardens and beyond The Cottage are the barn, yard and stables. The paddocks, which are presented in good order, are well defined by post and rail stock-proof fencing. To the southern boundary is a bridleway, which leads northeast from the public highway, following the edge of the property and providing access to the stable yard, allowing one to ride out directly into the beautiful surrounding Hampshire countryside.
Services
We are advised by our client that the property has mains water and electricity, private drainage and oil-fired central heating. There is a separate LPG supply to fuel the La Canche range.
Tilburys occupies an enviable country setting, backing on to paddocks near the village of Passfield in East Hampshire. The local area has a rich history, and there has been a community at Passfield (or Passwell as it was known two centuries ago) since Saxon times. More comprehensive shopping facilities are available in the nearby towns of Haslemere, Petersfield, Farnham and Guildford. The A3, joined at Liphook, provides access to the national motorway network, Heathrow, Gatwick and Southampton airports.
There are good sporting facilities in the area, including two golf courses at Liphook and one at Blackmoor. Further south there is polo at the famous Cowdray Lawns at Midhurst and sailing on the south coast. The surrounding countryside provides wonderful opportunities for walking and riding, with some of the nearby land being owned by the National Trust.
There are an excellent range of schools in the area including St Edmund’s, The Royal School and Amesbury in Hindhead, Churcher’s Junior School, and Brookham and Highfield Schools in Liphook. Charterhouse at Godalming and St Catherine’s in Bramley, while Churcher’s senior school and Bedales are in Petersfield.
