The dual aspect dining area, added in about 2007, has glazed, oak framed French doors to the rear garden with flanking Evolution Flush double glazed windows, and another overlooking the side. Above the current position of the dining table is an oak framed ceiling lantern. Doors open to the walk-in pantry and to the rear entrance hall accessing the utility room.
Pantry/Dining Rm
A door from the dining area accesses the walk- in pantry which has a window at the side and an exposed flint and brick wall. Accessed from the entrance hall via double, partially glazed doors, the sitting room has an oak door to the study.
Study
Like the kitchen area, the dual aspect study, with two windows overlooking the drive, has connected surround sound speakers in the ceiling. There are built-in, double-doored, floor-to-ceiling cupboards with bookshelves.
Cloakroom
The cloakroom is conveniently accessed from the rear entrance hall. There is an obscured window at the side and a modern two piece suite, with a square basin set on a painted modern wooden storage unit with open shelves and a cupboard.
Family Room
Accessed from the entrance hall, the family room, currently used as a play room, has a window at the front and a box bay window overlooking the drive. There is an original exposed brick fireplace which is open to the corresponding entrance hall fireplace and shares the other side of the two-doored wood burning stove. Throughout the house and in this room are moulded wooden skirting boards.
Principal Bedroom, En Suite and Dressing Area
At the head of the staircase the first door opens to the principal bedroom which has a window overlooking the rear garden. There are exposed beams in the wall and a TV point (currently hidden). A latch and brace door opens to the dressing room, which also has a window overlooking the garden. Another door opens to the en suite bathroom with two windows overlooking the drive, a pair of contemporary basins sharing a hand-made base with cupboards below, a WC, a heated towel rail radiator and an Amtico floor. The walk-in double shower has slate tiles and there is a Victoria and Albert freestanding roll top bath with modern taps over the centre.
Bedroom Three and Family Bathroom
A turn in the landing reaches the almost square bedroom three, which has a smaller window overlooking the rear garden and a long run of four lower placed, connected windows overlooking the drive with an exposed structural timber above. The refitted family bathroom has exposed beams, Amtico flooring and the same freestanding bath as the principal en suite, but here raised on four wooden blocks and with a shower above and a continuous rail with a shower curtain. Double Garage/Workshop/Gym
The detached, brick under tile garage has two up and over doors, a painted concrete floor, power connected, and an electric vehicle charging point. Currently it is divided into two spaces. The garage with a window over the garden and accessed by a personnel door from the drive is currently used as a workshop and has fitted shelving and a bench under the window. There is gated access between the garage and the house to a granite cobbled area with a covered porch that shelters the rear external door. A path of cobbles continues along the back of the house with steps to a cobbled patio area. Brick walls retain the garden which is mainly laid to lawn with a further patio in one corner, a child’s play area with a wooden climbing frame, and a two-storey Wendy house secreted in the shrubs. The garden is enclosed by clipped mixed beech, yew and laurel hedging and nearby trees provide privacy. Penn is a village in an Area of Outstanding Natural Beauty. There are three public houses, a church, a village hall, a football club, a pharmacy, and a village green with a pond. Both High Wycombe and Beaconsfield offer a more comprehensive range of shopping facilities. The property is in catchment for Tylers Green first and middle schools and grammar schools in High Wycombe and Beaconsfield.
