Walking into the Sitting Room, the large inglenook fireplace is a lovely focal point with its range of different bricks, internal cupboard and oak bressumer above. Housing a wood burning stove with log storage at the sides and a built in cupboard. The dining room is a good size for entertaining and has exposed wall timbers and a quaint corner fireplace with ornate carved wood panel above. A modernised kitchen/breakfast room has been installed with a dresser-style alcove, with floor cupboards, glazed wall cupboards, open shelving and recess to each side. Other floor cupboards surround the kitchen with integrated bin cupboard, AEG washer/dryer, recently bought Blomberg dishwasher, induction hob with extractor above, electric oven and fridge/freezer. There is a double glazed integral door with a very old, original wooden door on the outside, leading to the garden An internal hallway has the original outside wall with its exposed timbers alongside the stairs to the first floor. There is a ground floor bathroom with bath, separate shower, w.c and towel rail.
On the First Floor: The first king size bedroom includes a deep bay, ideal as a dressing area and very deep storage cupboards. A wooden ladder gives access to an attic with velux windows, which is completely boarded and insulated. A second king size bedroom has the timbers of the original rear wall to the house exposed and has a fitted wardrobe. There is also a good-sized double bedroom and a bathroom with restricted head height over the bath which is sunk into the floor. There is also a walk-in boiler/airing cupboard.
Services: Electric heating. Mega flow pumped water system with pipe connections for central heating if required for future installation. Mains drainage. Fibre Optic Broadband in road. Tax band E.
Outside: A deceptive plot with hidden areas of garden including the south facing patio at the front of the cottage with wisteria clad stone walls, camellia and other shrubs concealing a seating area. A side garden with flower bed and mature hedges and then the main garden: This has a level lawn with a magnificent magnolia tree. An ornate pond is set to one side, alongside a summerhouse. The garden is enclosed with evergreen hedges and banks of rhododendron on the neighbouring property, which is the church garden and grounds. There is a lane to the right of The Star Inn where there is a large garage on the left hand side with parking for two/three cars in front. This belongs to the house and there is an additional piece of land to its rear. A channel has been run under the driveway for the future installation of power and water, if required.
Old Heathfield is a very pretty sought after, nuclear village on the outskirts of the market town of Heathfield. It has a church, two pubs, primary school, secondary school and Cricket Club. Adjacent to unspoilt countryside with extensive public footpaths. Many years ago, most of the period buildings and land were part of Heathfield House Estate, although this cottage and the neighbouring ones date later than this with the 14th century pub alongside. The town is 1.3 miles distant and has a busy High Street with a good selection of shops, Waitrose, Sainsbury's, Co-Op and Tesco, as well as many medical amenities, local clubs and societies. Bus services run to Etchingham Station, Tunbridge Wells, Eastbourne, Lewes, Uckfield and Brighton. Stonegate Station is 7 miles distant and is the Charing Cross/London Bridge Line. The Victoria line runs from Buxted, Crowborough and Uckfield.
Directions: Once in Old Heathfield, follow the signs to The Star Inn. Go to the right of the pub and down a small lane. The first double garage on the left belongs to the cottage where there is parking.
