Freehold

Description

Large, light and lovely four bedroom bay-fronted Victorian terraced house over three full floors, with notably high ceilings which add volume throughout. You also have a cool skylit mezzanine room in the former loft space.

The property's low-maintenance, beautiful and peaceful south-facing rear garden of 85 feet will firmly confirm this is the new family home for you! At its foot you have a sizable octagonal garden studio, complete with a wet room. Chain free.

The location is a hot Brockley spot, within the sought-after Brockley Conservation Area. Yours is a gently sloping, tree-lined and surprisingly quiet residential street of handsome period homes, just a three minute walk from Brockley Station (Fare Zone 2, regular and Windrush line services), a handy independent high street, and excellent schools and nurseries.

A deep front pro-landscaped garden with tiled path up to the traditional porched front door (with classic brass door furniture) sets your smart scene. You will happily note throughout your tour that the current owners have lovingly refurbished and maintained the house over their 12 years in family residence.

Your fresh white hall has high ceilings and original corbel and decorative coving detail, plus a downstairs/guest w.c. Lift a hatch by the front door for timber stairs down to brilliant basement storage space. The perfect place to store wine, and wood for winter fires.

Take a left from the hall for your front formal reception room. This is 15 feet by over 13 feet, with coving, ceiling rose, column radiators (underneath your three large sash windows in the bay), and a central marble fireplace with a wood-burner (ClearView).

Timber panelled doors connect you to or divide you from your smart kitchen/dining room, which runs 20 feet to sliding, pocket-stacking doors onto the delightful paved area of the garden (where you will note pretty raised beds, scented planting, and inbuilt bench seating). Two runs of sleek white kitchen units are a fab decision. High-end integrated appliances are included in the sale. Your south-facing dedicated dining area (with an opening skylight above) rests beyond the kitchen - an excellent extension to the house's original footprint.

Oh, what a garden! Apple and Mirabelle plum trees crop well, and thoughtful planting provides year-round interest. These gardens were formerly orchard land before Victorian development; lots of old and protected trees add to the special character of the garden. At the foot of the garden, an ace studio (with air source heat pump - making it comfortable in all weathers) offers flexible use: a home gym/office/yoga space/screening room/guest accommodation/all of these things and more!

Your first floor delivers a huge principal bedroom across the width of the house, onto nice street vistas (currently enjoyed as an extra reception room). It is over 12 feet by nearly 18 feet, with a duo of large double-glazed heritage beaded sash windows, an attractive feature fireplace, picture rail, and stripped wooden boards to the floor. We love this room - the light and elevation are so pleasing!

Adjacent is double bedroom number two, of over 12 feet by over 11 feet, with stripped boards underfoot again, and a sash window to garden views.

Your second floor provides two further double bedrooms. The front bedroom has a modern en suite shower room with pocket door, finished in sleek micro cement plaster. The rear bedroom is over 12 feet by over 11 feet and features a vaulted ceiling/double-height space. Stairs with glazed balustrades lead up to a clever mezzanine room with two Velux windows, and loads of accessible eaves storage. The floor and tour is completed by a modern bathroom with honed Carrara marble tiling, high-end fittings and an enamelled bath.

What's around? Cafe culture has well and truly arrived in Brockley! You have four great coffee shops clustered around the station (fresh loaves and pastries at Browns are worthy of mention, as are the wholesome soups at Broca). Brockley also has strong independent restaurants and bars such as Ellary's, Mauby and Tai, Brickfields, Joyce and Brockley Brewery.

Hilly Fields is a superb public green space (renowned for its challenging Park Run course) with sports courts, playground, popular cafe, and even a stone circle! Its summit stands 175 feet above sea level - offering incredible panoramic views. Other local parks include Ladywell Fields and the Telegraph Hill hillside ones, plus Brockley and Ladywell Cemetery.

Brockley Market (a fabulous foodie one which runs on Saturdays 10am-2pm) is a 10 minute walk. The Talbot pub and The Wickham Arms are nice local pubs.

The Deptford High Street area (including Deptford Market Yard) is very trendy, with bars, night spots, cafes, restaurants and breweries. We particularly rate The Dog & Bell, Salt, SoDo, Marcella, The Watergate and Villages. Greenwich is also easily strollable. The market and Royal Park plus museums are well worth weekend-time.

Grab a 484 bus for swift transport to Peckham Rye and East Dulwich's Lordship Lane and more options here, like Forza Wine, The EDT, Hausu, Ganapati, Bara and The Begging Bowl.

Central New Cross is also close, with contemporary art gallery (Goldsmiths CCA) within the Goldsmiths campus, plus a good variety of pubs; we rate The Earl of Derby and The Rose Inn.

Meze Mangal (on Lewisham Way) serves up good value Turkish food. Central Lewisham is close for mall style shopping and a strong leisure centre (Glass Mill), markets, and DLR trains.
