Description

"We have loved how quiet the area is, along with the lovely garden which is unique for the area. Our home is spacious, and close to amenities, ie. shops, buses, doctors, dentist, sports centre, and the cycle path."

The home

Sold with no onward chain, an immaculately presented and substantial four bedroom on Clare Road in Kingswood, offering a superb plot for the area. Entrance is into the hallway, with the living room on your right. The living room offers dual aspect, from multiple windows and benefits from a brick fireplace and carpet flooring. An opening at the back of the room leads to the dining room, mirroring the living room in terms of style and quality. A door leads to kitchen, which is functional and presented well, offering great views of the garden. From the kitchen you access the rear porch, utility/cloakroom and large integral garage with an electric up and over door and an additional front entrance door. Heading to the first floor, there are two large bedrooms at the top of the landing, both with good integrated storage/wardrobe options and pleasant natural light. There is also a shower room next to bedroom one. Heading down the landing, you reach the extension over the garage, housing two further bedrooms, both generous in size and able to fit a double bed.

The outside space

The plot begins with a small front garden and driveway in front of the garage. At the rear is an incredible and tranquil garden, facing east but capturing sun throughout the day due to its sheer size. The garden includes an outbuilding (Which could be easily converted to a home office), substantial lawn area, patio, shrubbery, flowerbeds and private outlook without any properties behind overlooking.

Historical movement/subsidence disclaimer: We had a problem with subsidence in 1998 which was due to a broken sewage pipe and this was concluded with all piping being lined in 2000 after a long period of monitoring carried out by a structural engineer. We again had a problem in 2011 which was again down to a cracked drain which the previous contractor failed to repair and the insurance company had to get another contractor to repair. No problems since and conclusion paperwork available.
