Description

"The house has been my home for fifty years and has been a wonderful sanctuary for children and now grandchildren. My sons were age five and seven when we moved in and it’s always been a good family home. We had a snooker table and dart board the garage which provided hours of entertainment. I spend a great deal of time in the garden when weather permits, relaxing and reading. Another favourite is having family and friends round for a barbecue."

The home

Lovingly maintained over the last fifty years by the same family, a fine three bedroom semi detached home with off street parking and garaging. The front door via a super handy porch opens onto a spacious lounge with fireplace with plenty of room for a dining table. The kitchen runs across the rear of the house with a lovely outlook over the garden, there's loads of storage including a separate larder as well as access to a downstairs loo. The garage was built by the current owners and is large enough to house a modern car. Upstairs are three excellent bedrooms and a bathroom.

The outside.

With a South Westerly aspect, this large garden catches the afternoon and evening sun and has several shady seating areas for relaxing. To the front is a low maintenance, hardstand from garden with driveway to attached single garage.

Living in Horfield

Hottom Gardens is located on the border of Horfield and Lockleaze, close to the Narroways/Boiling Wells Lane area which can lead quickly to St Werburghs and Ashley Down. It is an area that has become popular for the size of houses and plots, and the potential to extend. With great schools in the surrounding area, including the Little Foxes Forest School, Stoke Park Primary School and CST Trinity Academy, it is very popular with families. At the end of the road, Gainsborough Square offers local shops, a café, takeaways and a large children's play area. The area benefits from being close to the top of Gloucester Road, in reach of many popular independent shops, pubs and cafés. Local food and drink choices within walking distance include Boston Tea Party, Fierce and Noble and Wiper and True taprooms, The Lazy Dog and a number of choices available on Gloucester Road. For sports fans both The Memorial Stadium and The County Cricket Ground are nearby whilst all the sports facilities of Lockleaze Sports Centre, Horfield Leisure Centre, Filton College and U.W.E. are also close. The area benefits hugely from its proximity to major areas of employment, such as Southmead Hospital, MoD, Airbus and Rolls-Royce and this is a highly convenient residence for anyone who needs regular access to these places, as well as Bristol City Centre via the M32, train from Filton Abbey Wood or a 3-mile walk via St Werburgh’s. The property also offers very easy access to the expansive Stoke Park Estate as well as local woodland, sports fields and Horfield Common.
