Description
A Home Made for Family Life — Coulsdon
Some properties tick boxes. This one ticks all of them.
This handsome three-bedroom semi-detached home sits in one of Coulsdon's most sought-after pockets, offering the kind of space, character and outdoor room that growing families dream about. With a southerly-aspect rear garden stretching over 130 feet, this is a home where summers are properly lived. In our opinion, there is also great potential to extend the home as others have done in this location.
Space to live, breathe and entertain
At the heart of the home is an impressive dual-aspect lounge and dining room, running to approximately 28 feet in length. A working fireplace with limestone surround and slate hearth makes it the kind of room families gravitate to on winter evenings, while double doors open directly onto the garden for those long summer afternoons. There is a bay window to the front complete with plantation shutters.
The kitchen has been fitted with practicality firmly in mind: granite worktops, a five-ring range cooker, integrated fridge and dishwasher, and a pantry for the weekly Waitrose shop. A lean-to connects the kitchen to the rear garden, adding useful everyday storage and a natural flow between inside and out.
Bedrooms that grow with your family
Upstairs, three well-proportioned bedrooms offer real flexibility. The principal bedroom is calm and generous, with fitted wardrobes and a bay window to the front with plantation shutters. The second double bedroom includes fitted wardrobes and has views over the garden and far reaching views beyond. The third bedroom has a window to the front again with plantation shutters. There is also a family bathroom with separate WC.
The garden — the real showstopper
Step outside and the scale of this plot becomes clear. An expansive patio area leads to a sweeping lawn, sheltered by established plants, shrubs and trees. Facing south, it catches the sun from morning through to evening. Over 130 feet of private outdoor space — for birthday parties, paddling pools, trampolines, vegetable patches, or simply doing nothing at all.

“My House My Home”
We’ve absolutely loved living here. The location is unbeatable sitting between old Coulsdon village and Coulsdon town, 8 minutes walk to the station for central London and 5 minutes into the Farthing Downs, where we love to walk, passing sheep, horses, cows, wildflowers and the most beautiful views. The house looks straight out onto the downs and feels like the countryside, with birdsong in the garden and breathtaking sunsets. Two brilliant parks for the kids within minutes, a spacious living room we’ve cozied in winter by the fire, and a huge garden made for summer entertaining. On the weekends we enjoy the vineyards, country pubs and national trust properties all an easy drive away.
