Description

A charming barn within a thriving village

Description

Chalk Farm Barn is a fine example of how traditional Norfolk farm barns have evolved since the 18th and 19th centuries, to create wonderful homes, often in excellent locations. In this case, Chalk Farm Barn is at the heart of a thriving North Norfolk village, and was once a part of the Holkham Estate which still owns farmland and buildings within and around the village. Beneficially, Chalk Farm Barn isn't a listed property.

The barn is charming, both inside and out. The brick and flint exteriors are an attractive first impression, an aesthetic synonymous with this part of Norfolk. Upon entering the barn there is an immediate sense of the scale and style of the barn, with double height vaulted ceilings and a striking fireplace with woodburner. It is a lovely welcome to the house.

The hub of the house is the kitchen/breakfast room, an open plan space perfect for day to day living. The Harvey Jones cabinetry, stone floor, vaulted ceiling with exposed original beams, woodburner, and French doors out to the garden all combine to make this is a lovely area of the house. Furthermore, double doors open out to the south facing and expansive conservatory, providing a great flow to the ground floor layout, not to mention views of the garden. The conservatory is used as a dining area, and sitting area, and is an asset to the lifestyle of the house. A large living room adjoins the kitchen and is a comfortable room, again with woodburner, bespoke cabinetry and shelving and floor to ceiling glazing and access into the conservatory. Also off the kitchen is a practical utility.

The opposite end of the barn begins to display the adaptability of home. A study/bedroom, and a double bedroom are served by a family bath/shower room, and provides the future proof ground floor bedroom that has become increasingly influential to a home being a good investment. A wing then feeds off this, where the original farm office and dairy were housed. These are now a games room and a spacious study/bedroom/reception room, tucked away at the end of the house with woodburner and is a room that can evolve with life at the barn.

The impressive staircase, flooded with light from double height windows, lead up to a galleried landing. At either end of the landing are two double bedrooms, both of which enjoy en suite bath/shower rooms. The principal bedroom is a particularly fine room, with vaulted ceilings, exposed brickwork and a fantastic view over the gardens and countryside.

Gardens and grounds
Chalk Farm Barn has a lovely balance of house and garden, with plenty of space given the central village location. An initial shared drive leads onto the private parking and turning area, a gravelled expanse adjoining the house and outbuildings. The latter comprise a two bay cart shed, workshop and storage.

The gardens of Chalk Farm Barn are a complete delight, with a predominantly south facing aspect which looks out over neighbouring farmland. Sweeping lawns and well stocked herbaceous beds form the back drop to the gardens that wrap round the house from east to west. Areas of interest lead from the lawns, with a sunken courtyard garden with ornamental pond and brick weave paths, a pergola path, and a Crane's garden room providing a great spot to view the garden, and could be used as a ‘work from home’ space. The patio adjoins the conservatory, on one seamless level, and is the ideal sheltered and south facing area for al fresco dining and relaxing, with steps up to the lawns, and beds of lavender. A kitchen garden, of raised beds, two greenhouses and a summer house, is a productive area for either experienced gardeners or those wishing to start growing their own food.

On the southern edge of the garden is a brick and flint wall, with raised viewing deck providing an amazing view over countryside.

Location

Wighton is a most picturesque village located just in land from the North Norfolk coastline, providing the perfect blend of accessibility to the coast whilst avoiding the bustling seasonal visitors. There is an excellent gastro pub, the award winning Carpenters Arms, within the village and the famous Mrs Temples Cheese originates from Wighton. There is a thriving village hall which hosts events on a daily basis, has a gated children's playground, large playing field and is also available for hire. Many of the houses in the village are in the ownership of the Holkham Estate.

The neighbouring villages of Binham and Walsingham provide everyday shopping, including a superb farm shop at Walsingham, and The Parlour café at Binham which also sells raw milk. There is a great selection of public houses in the surrounding villages, catering for most tastes.

The Norfolk Coastline is on the doorstep, with Wells providing a sailing club and excellent beach, whilst also hosting a Co-op supermarket, post office, independent shops, artisan bakery, good pubs, cafes and restaurants, theatre and education facilities. Neighbouring Holkham is well known for its beach, park and visitors centre, café and of course the Hall. The local market town of Fakenham provides further everyday shopping, GP surgery, vets and supermarkets.
