Description

Big, beautiful and characterful three bedroom conversion apartment - the entire ground floor of a grand Victorian double-fronted semi.

A notably wide and long garden of over 75 feet (complete with sun room by the property, and outdoor bar/BBQ area plus shed/summer house at the far end) which faces east - with a good twist of south - is this deal done!

The location doesn't disappoint either: a wide and tree-lined residential street with unrestricted parking, just an eight minute walk from Forest Hill Station and FH's friendly town centre.

A deep shared lawned garden fronts the house, setting you back from the pavement (there is just one property above yours). In your own front door from the shared lobby and your huge double-reception rests to your left. High ceilings, engineered oak herringbone floors, custom-made fitted storage, original shutters to your sash windows, a gorgeous fireplace, ornate coving and cornice work plus ceiling rose all impress to the max. The dream of a room runs over 26 feet by 13 feet, allowing for easy zoning of generous seating and dining areas.

Your conservatory-kitchen is set beyond this room, with simple white units, exposed brick detail, and double-glazed double doors out to your sensational garden (we will come back to this!).

At the end of the hall you have some useful built-in cupboards and access to your useful basement (reduced headroom), then your main bathroom, which has a neat white suite, a casement window, and an over-bath shower.

A large single bedroom is next door, of over 10 feet by over 7 feet, then next stop is bedroom two, of over 12 feet by over 9 feet. All of the bedrooms have comfy carpets.

To the front of the property looking out over the mature front garden, your principal bedroom/suite has a pleasing bay window (custom-made shutters to your large sashes here) and a smart and contemporary en suite shower room.

Your sunny, well-stocked garden gets lots of sun and is all kinds of fabulous. There is a large lawn at its centre. Then next to the house you have a paved area with weatherproof sun room; this can be fully enclosed really easily for gatherings, parties, movie screenings etc. Or enjoy it with just its roof for welcome relief from the high summer sun (children's parties, shaded long lunches etc.). At the foot of the garden you have a second dedicated shingled entertaining space plus covered area. It is perfect for BBQ and drinks. Better start planning the housewarming!

Where are you? Leafy Forest Hill is a 'best of both worlds' location; green and suburban in feel, while being really well-connected. It has an easy to navigate, buzzy town centre, complete with a large Sainsbury's store and loads of top independent offerings which include a free range butcher/deli, and plenty of cafes, pubs, restaurants and cute shops. Pantry and St David Coffee Shop (both by the station) are great for coffee. We also like Big Cheeks for authentic Thai food and Bona for wood-fired pizza.

Local well-regarded state schools include Stillness and Horniman primaries. For secondary phase, you have Forest Hill School and Sydenham School.

For exercise, choose from multiple gyms and yoga studios (including a gym at the end of the road), as well as Forest Hill Pools, within easy walking distance.

Green spaces locally include Horniman Gardens (by the museum), Sydenham Hill Woods, One Tree Hill and Mayow Park. Local nature reserves include Dacres Wood and Devonshire Road. Sydenham Woods is one of the best spots in London (a mature oak wood just on the edge of Forest Hill) for dog-walks. Plus you have Crystal Palace Park and Peckham Rye Park & Common equidistant, and the wonderful facilities of Beckenham Palace Park are also just a short drive away.

For more options, local towns include Honor Oak, Dulwich, Sydenham, Brockley and Peckham.
