What is it that is essential in any family home? Space obviously, where the whole family can indulge their idiosyncrasies without stepping on one another's toes; well too much anyway, remember, it is a family after all and some friction is unavoidable.
Next we consider location, somewhere not too far from the things that make modern life possible; the shops, leisure facilities and vital services.
Now what about comfort? A home can be roomy enough and in easy reach of everything you need, but if it is not welcoming enough to make you want to spend all your time there, it cannot be called a success.
Picture this though: a family home with four bedrooms or even five bedrooms, there are two spacious lounges, and a genuinely beautiful orangery at the rear which personifies all that we think our conservatory is going to provide, but never does. This, however, is a very different animal and, with its lantern roof and twin radiators ensuring year-round comfort, adds an understated layer of class to what is already a very classy home. Now, realising that this can be found just a stone's throw from Flint town centre**, you begin to appreciate just what an opportunity this home represents.

Sitting at the head of a small cul-de-sac which negates the noise and menace of passing traffic, while removing another worry for those with small children, sits this very impressive family home.
There's an open plan front lawn which has been half block paved that provides parking for at least four cars. If you require more parking, with the right builder, it can be very easily done.
At the top of the driveway, we step under the a canopy style porch sprouting from the top of the deep bay window of the main lounge, that provides shelter for the unfortunate soul who has to unload the shopping.
Opening the semi glazed composite front door takes us straight into the broad hallway, resplendent with its very attractive and virtually indestructible Karndean flooring, a feature that continues through into the large kitchen at the rear.
Immediately to our left is the door opening into the sitting room, it's a flexible versatile room. It was formed by converting the original garage, leaving a spacious room which lends itself to as many different uses that a family can dream up for it. From a hideaway for sulking teenagers, to a large and accommodating home office or even a fifth bedroom, it gives the home a flexibility that is essential when housing different generations and allows it to be called a true family home.
Opposite here, and on the other side of the hall, lies the main lounge, which is definitely a space for the grown-ups. This large room benefits from the additional light provided by the deep bay window overlooking the front and is of a scale that means you can forget restraint when ordering your furniture, as whatever you choose will fit. The main focal point of the room is in the shape of the faux stone fireplace and the gas powered 'log burner' it contains. In my opinion, these are a godsend; giving instant heat with all the charm of the real thing but with none of the effort or mess, what's not to love?
Moving up the hall towards the rear we come to the kitchen which, as by now is almost expected, is truly impressive. Faux marble work tops cover bespoke units which line the walls in a shallow 'L' shape while opposite, along the inner wall are more units for storage and for housing a vast American fridge, which the one the present owners have, I can only describe as 'walk-in'. Not only walk-in but plumbed in, because this is plumbed to the water mains, meaning an end to the brackish taste that sometimes accompanies manually filled water coolers.
Twin semi glazed doors at one end of the kitchen takes us through into the orangery, where I can hear the cynics among you cry Ooh, that's a bit pretentious... but not one bit if it. This large room is everything that the brochures assure you your conservatory will be, but trust me, they're lying, and this is the real deal. Windows to two sides, including a pair of patio doors, ensure masses of light, while its solid construction and pair of radiators ensure all year round comfort.
Stepping out into the rear garden is akin to finding yourself in a boutique hotel, so if you like entertaining friends and family in style, then this garden is the place to do it in. A path runs around the orangery to an immaculate fake lawn at the side, where a stout wooden summer house provides storage for all you outdoor goodies, before the path continues to the front of the home.
In the other direction we step immediately onto an area of composite (and thus maintenance free) decking, complete with small spotlights set into its surface and where various pieces of furniture cater for your needs, be they sitting, eating or simply lounging and taking in the sun, you'll find somewhere to be comfy.
Now, something you notice almost subliminally is the sound of running water, explained by peeping over the fence where a steep drop to a babbling brook gives the perfect sound track to relax to. Accompanied by the sunlight casting dappled shadows through the adjacent trees, this conspires to make the garden a very special space.
No, the garden isn't massive, but when snoozing in the sun I find I can't see very far anyway, so does it matter? At the far side of the orangery is another raised seating area offering an alternative venue should the weather not play ball. Roofed and with its own electricity supply, its folding side screens ensure that whatever the rain gods decide, the party goes on regardless, because this is just that sort of home.
You could, if you sought professional help, build an extension to the garden. Because of the steep drop to the rear of the garden, there is potential to build a large balcony that could extend over the drop.....but this all depends on how much outside space you require.....but always good to know that if you want to, you could!
Beyond here, another door takes us back into the house, opening into the spacious and ever useful utility room. It comes with plentiful storage and space for various items of laundry equipment. In view of the socialising likely to be happening outside, beyond here we find the thoughtfully positioned downstairs cloakroom, with its stylish hand basin and lavatory.
Moving upstairs, we find immediately on our left and positioned above the secondary lounge is the first of the bedrooms. At first glance, this appears a little long and narrow, running the full depth of the building but, owing to its scale, this is of no real consequence with there being ample room for a double bed and various desks and so on, the heavy lifting of storage being achieved by the complete wall of fitted wardrobes and unitary drawers.
Adjacent to here is the recently refurbished family bathroom, which has been done with scant regard to expense. A counter top hand basin mounted above useful storage drawers complements the unitary lavatory and matching wall mounted cupboard, while the 'P' shaped bath nestles behind a folding glass screen which prevents any inadvertent overspill from the twin headed rain shower above. Additional heating is provided by the heated towel rail/radiator which in this case is electrically powered. This thoughtful touch means that should you need to dry towels during the summer months, so there is no need to heat up the entire house unnecessarily.
Next to here and also overlooking the rear aspect is the second bedroom, another well proportioned double. Almost square in layout, it provides ample floor space thanks to the large set of fitted wardrobes, rendering free standing furniture largely obsolete.
Passing the capacious linen cupboard as we move to the front of the home, we find the smallest of the bedrooms. As is usual, this is definitely intended as a single room but as such, it is very generously sized and looked to me as if a double bed could be fitted while still leaving space for additional furniture, though anyone favouring Queen Anne dressing tables may be in for a disappointment.
Beside here and also overlooking the front is the principal bedroom and, even after all the luxurious fittings we have seen so far, it does not disappoint. All the bedroom furniture has been professionally installed with apparently little attention being given to cost; this is not a B&Q job by any means. Twin corner wardrobes are connected above the head of the bed and by twin bedside cabinets while the adjacent corner houses a matching three door wardrobe with attached chests of drawers. It is unfussy, understated and very attractive and even more importantly, provides all the storage you could need without seeming to try.
A door to the side reveals what every principal bedroom worthy of the name should have, the en-suite. This, rather like the bedroom, is understated while being comprehensively equipped. A small hand basin sits atop of storage unit while at opposite ends of the room are the lavatory and walk-in shower cubicle. Everything you need, nothing you don't and presented in perfect order.

At first appearing competent if a bit uninspiring, its flexibility, space, quality of fittings and sheer class quickly lift it far above the realm of the ordinary. Its choices of layout offering one or two lounges, or the possibility of a fifth bedroom along with the sort of kitchen to inspire any budding chef and that orangery.... in short, it is simply not the sort of home you expect to find in suburbia. Coupling this with the peace and serenity offered by the sun-trap of the rear garden, where relaxing to the sound track of the river would become compulsory and you have somewhere to live out your days happily... ...so give Berry and George a call today, it'll be the best thing you do all day...unless you're a film star, racing driver etc, in which case, it'll be the 2nd best thing you do!
