The living room is a great size and has two large sash windows (with secondary glazing for added sound and heat insulation), giving you views over the city. No matter how long you live here, you will never tire of this view. There’s plenty of space for a sofa and some armchairs, a dining table and chairs, and a desk if you need to work from home.

The galley kitchen comes off the living room via an arch and has a gas hob and electric oven, under-counter fridge and a washing machine. There’s plenty of counter space for meal prep and lots of storage space too.

The bedroom is south facing and once again, a great size. There are wardrobes running the width of one wall, providing all the storage space you would need. There is also a very handy bookshelf built into a nook as you enter the room. This room gets fantastic light throughout the day and is quiet and peaceful to sleep in.

The bathroom is also south facing and has a big window, bringing lots of natural light into the room. There’s a shower over full size bath, a large sink with storage below and the gas boiler tucked into a cupboard in one corner.

There’s also a lovely communal garden and warm and welcoming neighbours living in the building. The flat and garden are pet-friendly and the neighbours look out for each other - taking in parcels, holding keys, even dog sitting!

Location-wise, the flat is very close to the wonderful Crystal Palace Triangle and all that it has to offer in terms of independent shops, cafes, bars and restaurants. If you love vintage treasures, check out Maltpress Trading on Westow Street or the 4-storey Crystal Palace Antiques on Jasper Road. When it comes to eating and drinking, you’re spoilt for choice - my current favourites include the set menus at 56 Westow, a tipple and nibbles at Champagne and Fromage, authentic Japanese cuisine at recent addition to the Triangle Taro, and a scoop of ice cream from Sweet Child O’ Mine.

The gorgeous Everyman Cinema is a great spot to catch the latest film releases - the local community campaigned for 8 years to get the cinema so it holds a very special place with the Palacians. On a Saturday morning, check out the Crystal Palace Food Market on Hayne’s Lane - a great selection of local, sustainable produce - stalls include an excellent fishmonger, fruit and veg, dairy, cheese and cold meats - you can basically do your weekly grocery shopping here. Also check out The Walkthrough on Westow Street for various dried produce, cleaning products and other household items - sold loose, bring your own containers!

Transport wise, the flat is 7 minutes walk to Gipsy Hill station, with direct trains to London Victoria and London Bridge and interchange at Tulse Hill to get on the Thameslink into the city. Crystal Palace Station is about 10 minutes walk, once again with direct trains to London Bridge and London Victoria, as well as the Windrush Overground line - interchange at Whitechapel to get onto the Elizabeth Line and great access to central London, Paddington and Heathrow Airport.

Crystal Palace Park is also a short walk away from the flat and a wonderful place to while away a few hours. The park is currently undergoing a bit of a makeover, with millions being invested into the green space. In the summer, catch some gigs down by the ‘Rusty Laptop’ and then walk home again. The Crystal Palace Park is also home to the National Sports Centre, also being rejuvenated with millions being invested - it will be fantastic when it’s all done! Word has it that there may be a sauna and cold plunge coming to the Park - they put it out to tender towards the end of last year so fingers crossed, we’ll have that very soon.

Crystal Palace is a really wonderful place to live. There’s so much on offer and there’s a real buzz in the area. There’s also something very special about the place, it has a real heart and soul that you can feel when you spend a little time here. There’s a strong sense of community and plenty of local projects to get involved in, if you want. The area has been home since the late 90s and I’m sure anyone who moves here will fall in love with the place too. The flat was home up until last month - I’ve moved down the hill for a bit more space.
