Description

Exceptional private country estate within 30 miles of Central London.

Description

HISTORY
Sendholme, which is listed Grade II, was built in 1863 by the Victorian architect George Devey for Captain William G. Hargreaves. The Gate Lodge, also listed Grade II, is thought to have been completed in 1871.

It was purchased by the current family in 2002. During their ownership, they have extended the property at ground floor level, enlarging the kitchen area and connecting this to a leisure wing via a south-facing orangery. In 2016 they replaced all of the windows. They also contributed to the gardens, with one of the most notable changes being the addition of a cascading water feature, leading down from the level of the house to the woodland area below.

There is an air raid shelter within the grounds.

DESCRIPTION
From the entrance through double electronic gates off Potters Lane, the private drive traverses the extensive grounds of Sendholme, with the cricket ground, parkland and pasture on one side and recreational and equestrian facilities on the other. The house sits centrally within its land and there are no footpaths crossing the domestic part of the estate, affording a wonderfully private setting.

The first impression of Sendholme is a remarkable one as the property boasts many attractive architectural features, from the intricacy of the diaper-patterned brickwork to the stone dressed windows and striking chimney stacks.

Throughout the ground floor of the house, the reception spaces are voluminous and interconnecting. Numerous rooms feature dramatic fenestration and decorative ceilings. All the principal rooms benefit from views over the formal gardens and beyond. There is access at ground floor level to the basement, which comprises a series of storage rooms and a wine cellar.

The kitchen/breakfast room, which was extended by the current owner in 2015, is a wonderfully light and sociable space with ample room for informal dining on a day-to-day basis. The orangery connects the kitchen to the leisure wing of the house. Please note that the swimming pool and pool room, which was added in 1996, requires refurbishment. There are twin changing rooms and an adjacent gymnasium.

At this end of the house, there is access directly into the two double garages and separate access into the two bedroom staff/guest cottage, which also has independent access from outside.

At first floor level, the view from the spectacular principal bedroom suite is all the more breath-taking as it stretches over the estate and across the surrounding countryside, towards the North Downs. Both the principal suite and guest suite have recently been interior designed and re-decorated. There is a further bedroom suite on this floor as well as an additional dressing room, a laundry room, linen cupboard and sewing room. The second floor houses five additional bedrooms, two bathrooms and a TV room.

The property benefits from a detached 4-bay garage and a workshop plus a further detached garage.

GATE LODGE
The gate lodge has three-four bedrooms, a private garden and a garage.

GARDENS AND LAND
The grounds are an outstanding feature of Sendholme. The formal garden is characterised by mature planting and a variety of splendid specimen trees. A stone terrace runs from the orangery to the leisure wing, providing the ideal place for dining in the summer months. The lawn runs the full width of the house and benefits from commanding views. Beyond the formal garden, there is a tennis court, kitchen garden, a Victorian-style greenhouse and a chicken coop.

Adjacent to the kitchen garden, the stable block has eight stable blocks, one kitchen/office one feedstore/tack room. Layout - three stables, kitchen/office, feed store/tack room, five further stables.

Within the grounds there is a cricket pitch and pavilion, summer house, impressive lake, wooded areas and water meadows that lead down to the River Wey.

The gardens and grounds of Sendholme extend to approximately 62.5 acres.

The guide price for Sendholme without lots 2 and 3, as listed below, is £8,350,000.
