Description
BRICKWORKS SAYS
Unfolding over three floors, there’s an easy charm to this four-bedroom Victorian house, and a sense that it’s been properly lived in and enjoyed. The living room centres on an original fireplace, flanked by built-in shelving, with wooden floorboards underfoot and a calming, pared-back feel. It’s the kind of space that invites lazy mornings and long evenings, where books, music and conversation settle in naturally.
Upstairs, a rear dormer loft conversion has expanded things, creating a principal bedroom tucked at the top with its own en-suite, plus a fourth room that works equally well as a quiet office or bedroom. The bathrooms bring in warmer, earthy tones, adding a softer contrast to the otherwise light, understated palette. Outside, the garden is generous and ready for whatever you fancy — a patio for summer dinners, lawn for lounging, and beds perfect for someone with a bit of green ambition.
Set on a tree-lined street in South Tottenham, there’s a genuine neighbourhood feel here. Downhills Park is a weekend staple, while Green Lanes covers you for impromptu Turkish feasts. Head to Philip Lane for Japanese groceries, and The Palm does a reliably good roast — or quiz night, if you’re feeling competitive. With Soho around 20 minutes away, it offers the best of both worlds.
THE OWNERS SAY
We've loved living so close to so many green and wild spaces, as well as being just 20 minutes from Soho. It's an attractive street, wide and tree-lined, but close to the bustle and liveliness of West Green Road.
The big garden is perfect for hosting parties in the summer, and we'll miss the friendliness of the Tottenham community — many neighbours have become good friends. There are some brilliant local WhatsApp groups that cover everything, from renovating to sourcing kids’ bikes.

Recent work:
The current owners completed a comprehensive loft conversion in 2022, which included a full remodelling of the first floor. A small shower room was removed to create a larger, rectangular bedroom, and the family bathroom was relocated to the smallest first-floor bedroom, now featuring a CP Hart cast iron bath, underfloor heating, a bespoke oak cabinet, and Mandarin Stone tiles.
The entire first and second floors were replastered and fitted with new wooden flooring throughout. And all the bedrooms were given new cast iron radiators. The loft conversion provides a spacious principal bedroom with four Velux windows, an alcove with built-in bookshelves, and an en suite with underfloor heating and a walk-in shower, alongside a smaller double bedroom. The project also included the installation of a completely new slate roof and upgraded insulation.
Getting around:
Seven Sisters (Victoria line, Lea Valley lines, Z3) is less than 10 minutes away on foot, offering a direct line through Hackney and into London Liverpool Street. It is also served by the Stansted Express. South Tottenham (Suffragette line, Z3) can be reached in around 15 minutes, while Stamford Hill (Weaver line, Z3) is a 20-minute walk away.
Schools:
The house falls within the catchment area of Harris Primary Academy, Philip Lane — a highly regarded local school with an excellent reputation, making it particularly popular with families.
Onward plans:
The current owners are planning to move into rented accommodation, so they are able to sell chain-free.
Anything else:
Paesaro is just a three-minute walk from the house — a standout independent café and restaurant known for its excellent pastries, coffee, light lunches, and refined small plates. What sets it apart is its rotating lineup of guest chefs, who bring fresh and varied dinner menus every few weeks, making each visit feel new. A true local gem, it offers something distinctive and refreshing compared to the rest of West Green Road.
