Description

BRICKWORKS SAYS

Set directly opposite the huge open sweep of Burgess Park, this first-floor apartment forms part of a confident 2017 development by Emulsion Architects. It's one of only three homes in a building that reimagines a former historic site through adaptive reuse, earning a BREEAM Excellent rating in the process. The building is unique, with aluminium mesh cladding and Japanese shou-sugi-ban charred timber shifting from inky black to shimmering silver-grey depending on the light. The design draws on the industrial character of the area and the memory of the Surrey Canal that once ran through what is now the park.

Inside, the apartment is wonderfully light. Floor-to-ceiling windows frame uninterrupted views across the park and its fishing lake, and the open-plan living, dining and kitchen space has a calm, bright quality that's rare in the city. A sliding partition allows the living area to extend fully or close off to form a proper second bedroom, with access to the south-facing balcony from both. The master bedroom, shower room and a separate WC sit towards the rear.

Throughout, the design is executed to a high specification, featuring solid beech flooring, Carrara marble in the bathroom, a kitchen finished in black Valchromat with a Richlite paper-composite worktop, Samsung appliances and a Nest learning thermostat. Everything was brand new in 2017 and has been looked after with care.

Step outside and those 56 hectares of parkland become your front garden — a lake, sports facilities, Chumleigh Gardens, weekend Parkruns and the occasional summer festival all included. The South London Gallery, the Camberwell Arms, and the cult restaurants of both Bermondsey Street and Camberwell Church Street are all within easy reach; an area that was recently named one of Time Out's coolest neighbourhoods in the world.

THE OWNER SAYS

I loved this flat the moment I saw it, and that hasn't changed. It's filled with natural light throughout the day — I've spent many hours on the sofa reading, with the park laid out in front of me like a private garden. The specification is genuinely high: the flooring, the marble bathroom, the quality of everything. I bought it new and have taken real care of it ever since. My neighbours and I have become friends over the years, which says something about the building. It's a rare thing to find in London; a properly considered, architecturally interesting home with green space right on the doorstep.

Getting around:

London Bridge (Jubilee and Northern lines, and National Rail, Z1) is a 30-minute walk, or 15-minute bus ride, away. Frequent buses run from nearby into central London and the apartment is located next to a TFL Cycle Superhighway for great access into, and around, town.

Onward plans:

Anything else:
Situated right opposite the apartment, Burgess Park has tennis courts, a BMX track, a cricket pitch, a five-kilometre running route, weekend Parkruns, Chumleigh World Gardens and a café. In summer, the park hosts open-air film screenings and festivals.

The apartment's location between Camberwell, Bermondsey, and Elephant and Castle means it's at the centre of some significant regeneration, including the planned Bakerloo Line Extension (BLE) that proposes a new station named Burgess Park, which will be just a short walk away.
