Description
Description
Chater Valley Farm is a deceptively spacious house centrally positioned in an elevated site within almost 40 acres of grass and woodland, through which it is approached. The farmhouse has tremendous views and is a highly versatile property from which to work and live.
Currently the property is used as a working farm with milk produced in an ethical manner and supplied across the country by the Ahimsa Diary Foundation. Alongside milk a whole host of other produce is grown on the farm and they have diversified the business with cow cuddling experiences available.
A sweeping driveway leads through the property’s grass fields, past its ponds and between its Norway spruce and mixed deciduous woodland fringes, rising gently to the house, stable yard and steel portal framed buildings, from its entrance gates off Pilton Lane.
Chater Valley is located in an attractive part of rolling rural Rutland, between the market towns of Uppingham and Oakham. This property is between the villages of Wing and Pilton, two and a half miles south of Rutland Water’s Sailing Club at Edith Weston. Uppingham (five miles) and Oakham (six miles) are both well serviced towns, each with renowned schools. Oakham also has rail services to Leicester, Stamford, Peterborough and Cambridge. The Georgian town of Stamford is 10 miles east.
Rutland Water is a water-based playground with sailing and fishing clubs, along with picturesque walks and cycle routes. Indeed, the area’s rural lanes offer fabulous cycling and link to bridleways for riding. There is a choice of golf courses nearby, including Rutland Water and Luffenham Heath golf clubs, within five miles of the property.
THE FARMHOUSE
Constructed in around 1998, and formerly called Fox Covert Farm, the house has been enhanced and reconfigured. This is a house for entertaining. The glazed garden room has commanding views over the property’s approach, and opens into an impressive and vaulted engineered oak floored sitting room.
Double doors open into the under floor heated dining kitchen, fitted with a bespoke suite by Nathaniel Oliver of Oakham, with integrated ovens and fitted appliances, with a utility/boot room alongside.
The four bedrooms are all generous doubles. Bedroom two, with its adjoining family shower room and a study (which could be a fifth single bedroom) completes the ground floor accommodation. The spacious first floor galleried landing links the principal bedroom, with balcony, and the remaining two double bedrooms, served by a well-appointed under-floor heated bathroom which has recently been updated.
The property is currently occupied by volunteers and employees who work across the farm and eat communally in the house.
AGRICULTURAL & EQUESTRIAN TIE
The occupation of the house under planning consent FUL/2009/0072/NH, is limited to a person mainly working in the locality in agriculture, forestry, and those operating a livery or other related equestrian business, on the holding.
ANNEXE
There is a garage which has been converted to a annexe adjacent to the property. This is separated into two rooms one being living accommodation benefiting from a bathroom and then a a separate kitchen with a separate access. Planning permission was originally granted for the building to be used a training / class room.
ECO PODS
There are four log cabins located around the woodland offering short term accommodation for visitors and a diversified income. In addition enacted planning permission (ref 2016/0099/FUL) permits the erection of a log cabin, near the property’s equine ring and timber tepee platform in the woodland to the west of the house.
FARM BUILDINGS
There are three workshop, livestock and implement buildings to the south and west of the house. The principal 100’ five-bay steel portal framed building is well ventilated, with part breeze block walling, it would readily adapt for an equine American Barn. It also incorporates an office, kitchenette and board room suite at its western end, which is sound proofed. There are solar panels located on the roof of the building generating electricity.
The barn houses cattle throughout the winter with a portal milking system, to the rear is a pasteurising facility both of which will be removed prior to completion.
To the west lies a workshop, constructed from a steel frame, this could be used for a variety of alternative uses. The stable yard, to the east of the house, has stabling for two horses and two ponies, with tack facilities, this is presently used for housing cattle. There is a temporary structure on the land which is used for housing cattle over the winter months.
