Description

Pilgrims Hill is a delightful and spacious detached barn conversion, originally part of the Honing Estate. The name derives from the Celtic cross which can be found nearby along a public footpath, said to have been part of a pilgrim’s route. The flexible accommodation extends to 3488 sq ft and provides comfortable, characterful reception rooms, including an impressive sitting room with wood burning stove and high vaulted ceiling. Also within the property there are areas of exposed brick walls, exposed floor boards, and timbers. The kitchen has been recently remodelled to include integrated fridges and freezer, dishwasher and range cooker. The principal bedroom with an updated en-suite bathroom is on the ground floor, with a further three bedrooms, one with a mezzanine, and a modern family bathroom. There is a separate utility room/WC with plumbing for a washing machine and a boiler room/airing cupboard with new condensing boiler, On the first floor there are four further rooms accessed via two staircases, currently configured as one bedroom, an attic/play room with extensive eaves storage and two studies.

Outside, the property stands in a rural setting, with only one near neighbour and surrounded by open farmland. Pilgrims Hill is approached from the road through gates onto a wide gravelled parking area with a detached double garage with power, lighting and fitted storage. To the rear of the barn is a lovely walled garden enclosed by the barn itself on two sides, which enjoys a south facing terrace, formal lawn, raised beds a fruiting apricot tree and mature shrub borders. A gated doorway leads through to another terrace overlooking a large grass paddock with a small orchard of apple and plum trees. A grapevine and raspberry and strawberry plants border the terrace. The gardens are enclosed by mature mixed hedging, and a number of trees including willow, horse chestnut, poplar and oaks, and post and rail fence with gates lead to the parking area at the front. Outside storage is provided through two sheds and a logstore.
