Description

"Since having a baby, it’s been great how we can walk to so many different things without the need to get in the car. We can go for coffee, parks, soft play, swimming without having to think too much. There are also so many communities for new parents which we love. The area is full of people in a similar situation to us."

The home

A bright, contemporary and well-proportioned 1930s home on a quiet street in Horfield, benefitting from a rear extension and creative use of bold decoration. Entrance is into a hallway, with stairs on your right along with a W.C underneath. On the first left is the open plan living/dining room. The living room features the squared bay, navy feature wall and alcove shelving. An opening takes you to the dining room, with a matching feature wall and similar features. At the back is a glass window looking upon the extension. There is a separate door into the lounge still in place so it can be easily blocked off from dinning room if not wanting it to remain open plan. A second door from the dining area takes you to the galley kitchen, with plenty of worktop space and cupboard storage. Steps lead down to the second reception room, within the single storey extension which benefits from a vaulted ceiling and is used as a home office. Heading to the first floor, a typical layout of this era is adopted. To the front is a double bedroom with a large single room adjacent. At the rear is a second double bedroom, with a stylish three piece bathroom adjacent. All bedrooms offer good storage options, and the loft space is fully boarded, insulated and has a drop down ladder.

The outside space

The plot begins with a two car driveway and a pathway to the front door, also benefitting from a EV charger. The garden to the rear faces north and begins with a large decking area, great for entertaining. A lawn follows, with a path leading to the large double garage, mainly used for storage. The garage can be accessed via a back lane which has a shared locked gate, so it's possible to drive down and park in garage if required. Or for access into the garden through the garage. Garage has electric and power too.

Living in Horfield

Norley Road is a residential street in the heart of Horfield and a few minutes from Horfield Common, with lots of open space to enjoy. Bars, family pubs, and restaurants are abundant in this area. Several highly regarded eateries are also close to the property, such as Sabo Brasileiro, Lona, as well as Per & Kor.
