Description

Entering the property, you’re welcomed by a home with generous proportions and a layout that lends itself to comfortable, everyday living. The entrance hall leads to a bright living room/diner, a spacious area with dual aspects and direct access to a conservatory. This is a room with real potential, offering a blank canvas for someone to shape into a warm, inviting, family space.

The kitchen is located to the rear with a practical layout, featuring fitted cabinetry, ample worktop space and a window that brings in natural light. It connects neatly to the conservatory, creating a useful extension of the living space and a pleasant spot to enjoy the outlook across the garden. There is a family bathroom with a window to the front with a WC, a wash hand basin and a bath with a shower over.

The two bedrooms are positioned off the hall. The main bedroom has fitted wardrobes that maximise storage while keeping the room uncluttered. The second bedroom offers flexibility for guests, a home office or additional family accommodation.

Outside, the property occupies a corner plot which really elevates its appeal. The setting offers a mix of countryside and seaside views, giving the home a peaceful, scenic backdrop. There is parking available and a stream runs nearby, adding a charming, natural feature to the surroundings.

Altogether, the property offers a spacious layout, an attractive outdoor setting and excellent potential for someone looking to create a home in a lovely coastal/rural location.

Southerness is a small village located on the Solway Firth, Dumfries and Galloway. Southerness has large, shallow, sandy beaches on both sides of the rocky coastline next to the village and to the west, extends to the vast Mersehead Sands exposed at low tide. A striking landmark is Southerness Lighthouse which was built in 1749 and is one of the oldest lighthouses in Scotland. The lighthouse is approximately 56 feet (17 m) tall and was decommissioned in the 1930s. It is no longer in use but it remains an imposing landmark and adds a great deal of character to the village. The award-winning golf course was the first of a series of leisure developments in Southerness. The 19th Hole Pub and the Paul Jones Bar & Grill are popular with golfers, visitors and locals. The bar & grill was named after John Paul Jones, the local man credited with founding the US Navy and continues to provide the village with a focal point. The 1970s saw the arrival of a large holiday park, and this was followed by amusement developments.

The nearest primary school is New Abbey Primary (7 miles) (transport provided by local authorities) which is held in excellent local regard. Dumfries (15 miles) offers a selection of secondary schools, along with Dalbeattie High School (11 Miles), also nearby. New Abbey is a hugely popular tourist village that has won the Best Small Village in Scotland award within the last few years and is a highly-desired area. Benefitting from a village shop, public house/restaurant, award-winning cafe, other 'Historic Scotland' properties and highly regarded doctor's surgery, the Corn Museum and the historical ruin of Sweetheart Abbey, the village offers a peaceful and picturesque living environment.

Dumfries town centre is attractive, can be reached within a 25-minute drive and combines good shopping facilities and historic buildings. Dumfries is also the home of a substantial college and university campus located within beautiful grounds overlooking the town and has three golf courses. A regular local bus, servicing the town centre, stops in the village.

For further afield, Dumfries train station provides regular links to Glasgow and all points south, as does the bus station situated on the Whitesands by the River Nith. There are regular train connections to Edinburgh from the small town of Lockerbie, just a few miles away. Lockerbie also has a regular bus service with Dumfries. The M6 and M74 road networks are accessible nearby at Moffat, Gretna and Lockerbie. The surrounding area offers glorious countryside and historic sites, easy access to the beautiful coast and a variety of sporting and country pursuits.
