Description

NO CHAIN - Ideal home or Air BnB. Very well presented and maintained period cottage with good ceiling heights, located in a no-through lane in central Burwash with parking for one car, two bedrooms and two bathrooms. This semi-detached cottage has been fully renovated with underfloor heating on the ground floor and in the bathrooms. Grade II listed with exposed wall and ceiling beams, an inglenook fireplace housing a wood burning stove and with good ceiling heights in all the rooms except the en suite shower room. The front door leads into the sitting/dining room which has flagstone flooring through to the kitchen. The inglenook fireplace is central to the room which is double aspect with original window shutters and a built-in cupboard. The kitchen is fully modernised in character with the age of the property. There are ample floor cupboards, some wall cupboards and a pretty built-in dresser. A shaped window sill made from solid oak is a nice place to sit with a coffee looking out to the lane. There is a Range-style electric cooker, sink, cleverly built into the old fireplace recess and a butcher's block. Stairs rise to the first floor and a door leads into the Shower Room: Walk in shower, w.c and wash basin. Recess for washing machine and concealed boiler.

On the first floor: The landing provides storage space and does have restricted use with roof support beams. The main bedroom has a super king bed in with a very deep original fireplace to one side of the chimney breast. There is an en suite bathroom with restricted ceiling heights, exposed beams, bath, w.c and wash basin. The second bedroom can accommodate a double bed but it is restricted as a single bedroom or study. It is a good size with exposed wall timbers and evidence of where a window may once of have been.

Services: Mains drainage, No Gas, Under floor heating downstairs, Council Tax Band C. All the windows have been either replaced or repaired. Some of the weather boarding has also been replaced. Gas and Electrical certificates available.

Located off the main High Street of Burwash in Ham Lane which is an un-adopted lane leading to village playing field and a pretty local pub. There are open countryside walks down the lane and also surrounding this very popular and pretty village which consists of mainly period properties. There is a general village store, a doctor's surgery with pharmacy, two pubs, internet club and active social clubs and societies. Local village school and church. The village is between the main line stations of Etchingham (with it's coffee shop) and Stonegate with services to London Bridge/Charing Cross. Heathfield is about a 10/15 minute drive and offers a good range of local shops and supermarkets including Waitrose and Sainsbury's. There is a bus service to the town and also to Etchingham. The larger towns of Tunbridge Wells and Hastings town and beach are only 30/35 minutes drive. The A21 is a good connection road to the M25 and is about 15 minutes from Burwash.
