Description

Positioned within the heart of the vibrant harbour town of Aberaeron, Carno House is a distinctive and beautifully refurbished townhouse offering stylish accommodation and exceptional versatility in one of West Wales’ most desirable coastal locations.

Aberaeron is renowned for its colourful Georgian harbour, award-winning restaurants and thriving independent food scene. From relaxed harbour cafés and traditional fish and chip shops to acclaimed restaurants and delicatessens, the town has become one of the culinary highlights of the Cardigan Bay coastline.

Just a short walk from Carno House are many of the town’s best-known establishments, including Watson & Pratt’s, famous for its artisan produce. The harbour, boutique shops and galleries create a lively yet welcoming atmosphere that perfectly captures the charm of this coastal community.

Beyond the food and scenery, Aberaeron is equally valued for its strong sense of community. Festivals, harbour events, sailing, cricket and local gatherings bring the town to life throughout the year.

Carno House has undergone a comprehensive programme of refurbishment and modernisation, transforming the property into a home that balances traditional coastal character with the comfort and style of contemporary living. Elegant wallpapers, modern bathrooms, stylish kitchens and high-quality finishes give the property a refined and cohesive feel throughout.

Arranged over several floors, the house offers generous and flexible accommodation with multiple bedroom suites and impressive upper-floor rooms enjoying views towards the sea and across the town.

In addition, the property benefits from a fully self-contained one-bedroom apartment on the lower ground floor. Finished to the same high standard as the main house, this space offers excellent potential for holiday letting, guest accommodation or long-term rental income.

Combining location, style and flexibility, Carno House represents a rare opportunity to acquire a distinctive coastal home within one of Wales’ most charming harbour towns.

A House With History

Carno House was built circa 1895, placing its origins in the late Victorian era — a period when Aberaeron had already established itself as one of the most architecturally significant planned towns in Wales.

To understand Carno House is to understand the remarkable story of Aberaeron itself. In 1800, there was no meaningful coastal settlement here. What visitors see today — the colourful Georgian facades, the elegant harbour, the Regency-style townhouses arranged around Alban Square — was the deliberate creation of one visionary landowner: Reverend Alban Thomas Jones Gwynne, Lord of the Manor of Aberaeron.

In 1807, an Act of Parliament gave Gwynne the authority to develop the site. Work began in earnest in 1808, with the stone piers completed by 1809 and the inner harbour fully excavated by 1816 — at a personal cost of some £6,000. The town that grew around this new harbour quickly became one of the most active trading ports along the Cardigan Bay coast, with ships proudly bearing names such as Aeron Queen, Star of Wales and Mountain Lass.

The architectural character of the town was shaped in the 1830s by Edward Haycock, a Shrewsbury architect employed by Gwynne’s son, Colonel Alban Gwynne. His Regency-inspired designs earned Aberaeron the distinction of being described as ‘one of the best examples of a planned township of small scale in Wales.’ Today, one in every four buildings in the town centre carries a listed status, and the architecture was deemed so picturesque it was featured on a series of British postage stamps.

By the time Carno House was constructed on North Parade in the 1890s, the town had matured into a prosperous and confident community. A townhouse of this scale and position — elevated above the harbour with sea views and within easy reach of the town’s commercial life — would have been the home of a family of considerable local standing.

In the early to mid-20th century, Carno House became an integral part of daily village life, operating as a working bakery known locally as Carno Bakery from around the 1920s through to the 1960s. During this time, the property would have been filled with the warmth and activity of traditional baking, serving the local community and adding a rich layer to its story — evolving from a distinguished private residence into a place of commerce and connection at the heart of Aberaeron.

From Guest House to Family Home

In its most recent chapter before the current refurbishment, Carno House operated as a much-loved bed and breakfast, welcomed guests from across Britain and beyond who came to experience the warmth, sea views and hospitality that the house so naturally lends itself to. Consistently rated among the finest places to stay in Aberaeron, it earned a reputation for immaculate presentation, generous en-suite rooms and the kind of welcome that kept guests returning year after year.

That heritage of hospitality is written into the very bones of the building. The generous room proportions, the multiple en-suite bedrooms arranged across several floors, the self-contained apartment — all of it speaks to a house that has always been built for people to live well within it. The current refurbishment has honoured that character entirely, lifting the interiors to a standard that is unmistakably contemporary whilst preserving everything that made Carno House so distinctive.

The result is a property with a rare combination of credentials: genuine historical depth, a proven track record as a welcoming and commercially successful premises, and a fresh start as either a substantial private residence or an income-generating coastal home of the highest order.

During March 2022, Fine & Country West Wales proudly received the prestigious Top Operator in Wales Award at the Fine & Country Conference in Westminster. This accolade was warmly welcomed by Managing Director, Nigel Salmon, and recognised the culmination of 18 months of focused, high-quality work.

Since then, the business has gone from strength to strength, earning a reputation for outstanding marketing of distinctive homes, particularly along the Cardigan Bay coastline. This success is underpinned by a wealth of five-star reviews for the West Wales office.

In July 2025, Fine & Country West Wales opened its prestigious new Luxury Property Centre within the former Post Office in Aberystwyth. This stylish and welcoming space reflects the brand’s commitment to elevating the client experience and offering a truly premium environment in which to explore the Fine & Country difference.

Building on this momentum, the company expanded its full-service coverage across the whole of Pembrokeshire and West Carmarthenshire from May 2025, ensuring that clients throughout West Wales can benefit from specialist marketing expertise and a highly visible regional presence. The team is particularly well-known for its skill in relaunching properties, revitalising homes that have previously struggled to sell and giving them a fresh, successful route back to the market.

Most recently, in August 2025, the team relocated to the second floor of the historic Old Post Office building in Aberystwyth. This larger, more prominent headquarters reflects the continued growth of the business and provides an inspiring hub for clients, partners, and the expanding Fine & Country West Wales team.

In parallel with its physical expansion, Fine & Country West Wales has embraced bold innovation, integrating cutting-edge AI systems into its operations.
