Description

An opportunity to acquire a three-bedroom detached property, set in an enviable coastal location within the community of Ardchatten, and benefitting from direct access to the shores of Loch Etive.

Situated in a glorious coastal setting within the welcoming community of North Connell, Tigh An T Siomain presents buyers with a rare opportunity to acquire a four bedroom detached coastal home, set along the beautiful shores of Loch Etive.

This characterful property is approached from the front elevation, where the main entrance opens into a bright glazed vestibule. From here, a ground floor bedroom—positioned to the front of the home—is conveniently accessed. A further door leads into a charming sitting room, where a multi fuel stove is set within an attractive stone fireplace, a focal point within the room.

From the sitting room, the layout extends through to a central hallway, which provides access to rooms situated to the rear of the house. To the left lies a spacious family lounge, enjoying dual aspect windows that fill the room with natural light, along with a glazed door opening directly onto the side gardens. A tiled fireplace houses a second multi fuel stove.

Two rear facing bedrooms benefit from built in wardrobe space and enjoy open coastal views. The hallway continues through to a third sea facing bedroom, while a hallway extension also provides access to the family bathroom.

To the right-hand side of the property, the hallway leads into a large kitchen, which similarly enjoys stunning coastal views. Adjacent to the kitchen is a shower room, and a rear doorway from the kitchen provides direct access to the attached garage, offering excellent potential for conversion, storage, or workshop use as required. A small utility room is accessed from the kitchen and, in turn, offers a convenient exit to the rear garden.

It should be noted that the property requires full renovation and modernisation throughout. The roof is in need of replacement, and a quotation for the works is available upon request from the selling agent.

The current internal layout, largely formed by partition walls and designed around the needs of the previous owners, offers excellent flexibility and could be readily reconfigured to suit the requirements and vision of new occupants.

Externally, the property is approached from the road via a pedestrian gate leading onto a gravel pathway. Off road parking is available directly in front of the garage. A stone wall forms the roadside boundary, while another stone wall defines the edge of the shore, where a gate provides pedestrian access down onto the shoreline, creating a truly unique coastal lifestyle opportunity.

Tigh An T Siomain is located in North Connel, a hamlet on the north side of Loch Etive in Argyll and Bute, only a short drive from the villages of Connel and Benderloch. North Connel has a thriving community with a village hall, public house and an airstrip suitable for light aircraft which is becoming a popular ‘daytrip’ destination.

The village of Connel has a village store and post office, a primary school, two good hotels/restaurants and a doctor’s surgery with pharmacy. It is served by a regular bus service and has a railway station, with links to Oban and Glasgow. Benderloch, a very short distance away, is a popular coastal
village, offering an array of amenities including a local shop, garage, primary school, church, café, cycle path and regular bus service. Ben Lora and the sandy beach at Tralee are also very close by.

Oban, approximately 6 miles to the west, supports a wide range of shopping, recreational and leisure facilities, as well as banks, building societies and professional offices. There are a number of primary schools, a hospital, a leisure centre, a cinema and a well-respected high school. It is an expanding port with an attractive sea front and busy harbour from which the Caledonian MacBrayne ferries operate serving the Inner Hebrides and some of the Outer Hebrides. Oban offers excellent travel links by road, rail, sea and air

Mains electricity, private drainage, mains water, electric storage heating, BT phone and WIFI connectivity, 4G phone signal

Driving from Oban, take the A85 signposted for Crianlarich and Fort William. Continue along the road for around 4.5 miles before turning right onto the A828 towards Fort William. Follow the road across the iconic Connel road bridge.

Approximately 200 yards from the bridge, turn right, following signs for North Connel and Bonawe. Continue along the road for approximately 3 miles, passing Ardchatten Priory. The entrance to the proprety is located on the right-hand side, clearly marked by a Bell Ingram sale board.
