Description

This Victorian house in the popular Manor Park area is brimming with renovation potential. Featuring two reception rooms and three double bedrooms, plus a 42-foot, south-facing garden and just moments from shops, pubs, great schools and transport links.

The interior has been somewhat stripped back while retaining some lovely period details, and is liveable while improvements take place, with practical flooring, neutral décor, central heating, a functional kitchen and bathroom, a WC, and a utility area.

From the street, a low brick wall frames a front patio, while the smart brickwork complements the ornate mouldings of the bay window and arched entrance. Open the iron gate to approach a traditional-style white front door with slim glazed panels and a transom window.

STEP INSIDE – A PLACE TO START AFRESH

Beyond, you’re greeted by a spacious hallway with a high ceiling, crowned by a chandelier, and a dog-leg staircase that could be restored into a real feature. There’s also a useful cupboard underneath for coats and shoes. To your left lies a generously proportioned living room, flooded with sunshine through a canted bay window, highlighting the tall coved walls and ceiling with a central pendant fitting. A period-style tiled fireplace with a stone mantelpiece creates a focal point, with alcoves on either side ripe for bespoke built-in shelving or storage.

Behind the living room, you’ll discover a second reception or dining room that faces the garden through a tall rear window. There’s also extra storage space in the integrated cupboard. Just beyond, there’s a handy downstairs WC that also doubles as a utility space and houses the boiler.

Continue into the kitchen, which is fitted with a good range of cabinetry and white metro-tiled splashbacks. It’s brightened by attractive linear spots, an awning window, and a part-glazed door framing a view of the garden. Integrated appliances include an oven with a gas hob and extractor hood, a stainless-steel sink and space for a freestanding fridge-freezer.

Upstairs, the family bathroom overlooks the garden from a large window. Nicely tiled, it contains a bath with a glass screen and overhead shower, a pedestal basin and a close-coupled toilet. There are three double bedrooms, each with large windows, central pendants, and coved walls. The primary bedroom also has a handy built-in wardrobe.

OUTDOORS

Step out from the kitchen onto a large covered patio and lawn enclosed by timber fencing. Extending to 42-feet, the south-facing garden is a great size and has lots of potential to become a really relaxing space for enjoying the sunshine.

GETTING AROUND

Clarence Road lies just a five-minute walk from Woodgrange Park station (Suffragette line) and an eight-minute walk from the Elizabeth line at Manor Park station for journeys to Liverpool Street in around 15 minutes, Bond Street in 20 minutes, and retail therapy at Stratford.

IN THE NEIGHBOURHOOD

Nearby Forest Gate is home to a growing mix of brunch spots, coffee shops and family-run eateries. Local sellers particularly recommend Ramble Café and Fiore in the arches off Avenue Road, as well as Giovanni’s and Cups & Jars (eco-friendly grocery and café), alongside Joyau (for excellent food and wine), Tamping Grounds, and friendly pubs such as The Holly Tree, The Forest Tavern, and The Golden Fleece, all a short walk away.

The area is renowned for its expansive green spaces, with Wanstead Flats just an 11-minute walk away and Wanstead Park stretching out to the north. Both areas provide boundless opportunities for running, cycling, and picnicking, along with access to playing fields. Some highlights include Alexandra Lake and Chalet Woods for springtime bluebells, but there are lots of gardens and ponds to explore, too.

The house is a 20-minute walk from Plashet Park with its beautiful, mature tree-lined walks, spring blossom, crocuses and daffodils, as well as ample sports facilities, including tennis and basketball courts, cricket nets, outdoor exercise machines, summer water fountains, a large playground and East London’s oldest bowls club.

In the corner of the park, you’ll find a local gem, Applecart Arts – a theatre, arts centre and licensed café hosting everything from comedy nights and yoga to music, pottery classes and children’s activities. Local sellers often recommend it for lunch or an evening drink.

SCHOOLS

The area is home to several schools rated ‘Outstanding’ by Ofsted, including Monega Primary School, Sandringham Primary, and Essex Primary, all within 15 minutes on foot. Well-regarded secondaries nearby include Stratford School Academy (‘Good) and Forest Gate Community School (‘Outstanding’), about 25 minutes on foot. St Angela's Ursuline School – an ‘Outstanding’ Catholic school – and its equally well-rated counterpart, St Bonaventure's, are also within reach.

About Eeleven, E11

45 High Street, Wanstead, London, E11 2AA
Industry affiliations:

The care and devotion that people display towards their Victorian or Edwardian homes is a complete inspiration to us, and is the reason why Eeleven exists.

We've had a longstanding love affair with these remarkable and versatile properties - from the architecture outside, to the detail within, and the versatility of the design - but it's the imagination of people who make one their project that really stirs our soul.

Whether it's a painstaking restoration that pushes the original character front and centre; a creative modernisation that blends reclaimed materials with contemporary finishes; or a complete remodel that redefines the roles of rooms and entire layouts: Victorian and Edwardian homes have ridden the waves of changing design trends and evolving lifestyles while never going out of fashion!

Our founder, Vince Laurella, started his estate agency career in Leytonstone in 1999. Since then he's helped thousands of people to realise the most from their Victorian and Edwardian properties: from the maisonettes off Francis Road and the terraces of the ladder in Forest Gate, to the broad tree-lined avenues of Upper Leytonstone and the prized collection of streets that go to make up Bushwood.

And so, in 2016, he created Eeleven, a specialist estate agency for the very best period property in the neighbourhood, built on design-conscious marketing, deep local insight and a really good customer experience.

Whether you are selling, letting or refurbishing a Victorian or Edwardian home in Leytonstone, Leyton, Forest Gate or Wanstead, we're here to help you achieve the best possible price through a unique, intelligent and thoughtful approach.
