Description

A semi-detached house in a popular residential neighbourhood.

Description

30 Kingsmead is a semi-detached house built in the 1930s. It has been in the same ownership for over forty years and has been a much loved family home. The property, whilst well maintained, will benefit from some updating and there is potential, subject to planning permission, to extend. The property has some attractive period features including some original internal doors with the distinctive geometric design so typical of the period. The house has double glazing.

The sitting and dining rooms are connected via glazed sliding doors. The sitting room has a bay window overlooking the front garden and a mantlepiece with gas fire. The dining room has patio doors opening out to the garden.

The kitchen has a range of wall and base units, storage drawers, plumbing for a washing machine, space for a fridge and freezer.

A WC accessed from the reception hall completes the accommodation on the ground floor.

On there first floor there are three bedrooms and the family bathroom. Bedroom one has a bay window looking towards the front of the house. Bedroom two has a range of fitted wardrobes and a view towards the rear garden. Bedroom three faces towards the front of the house. The family bathroom has a bath, WC and washbasin.

The large rear garden is mainly laid to lawn with some established shrubs and borders, it feels very private and there is plenty of space for children to enjoy playing outside. There is a potting shed which provides additional useful storage.

The single garage is accessed from the driveway and there is also a door out to the garden.

Location

30 Kingsmead is in the very popular Chester suburb of Upton. The property is in a peaceful, residential location, just off Upton Lane. Upton has a range of shopping facilities at Western Grove and Bache and a Morrisons Superstore. There is a train station at Bache (about 0.9 miles) which provides a link to Liverpool. There is a surgery (about 0.7 miles) and a local Library (about 0.7 miles). Upton Golf Club is only about 0.2 miles and there are lots of pleasant walks in the Countess of Chester Country Park.

Families are attracted to Upton because of the quality of the local schooling. Mill View Primary was rated Outstanding by Ofsted in 2024, Upton Heath Primary was rated Good in 2024 and Upton High school was rated Good in 2025.

The Cathedral city of Chester (about 2 miles) is one of the North West’s leading commercial and cultural centres and has a variety of shops and restaurants.
