Description

12 Marine Place is a roomy first and second floor maisonette located in a convenient position right in the heart of the town and has all that Seaton has to offer on its doorstep. Its sits within the pedestrianised zone just off the seafront and is within 100 yards of the long esplanade and this stunning stretch of the World Heritage Jurassic Coast. The property dates back possibly to the mid-late Victorian era and has evolved over the years with several extensions to the rear. It has been under the same ownership for over 40 years and within this time was subject to a loft conversion creating the second floor and adding two further bedrooms and a spacious bathroom.

The front door to the apartment is on Marine Place and opens into a small lobby (which the ground floor has access into to collect their post). A further door then opens into the hallway with stairs rising to the first floor. On the first floor are the two reception rooms which are beautifully proportioned with high ceilings, picture rails and coving, and both have bay windows with a glimpse of the sea. There is a kitchen with a pantry cupboard and then a corridor to the rear leads to a shower room and a double bedroom with a cupboard.

From the sitting room, stairs rise to the second floor where there is a principal bedroom which has a good range of fitted wardrobes, and a second bedroom, also with a wardrobe. There is a spacious bath/shower room with a freestanding rolltop bath.

SITUATION.
Seaton nestles on the World Heritage Jurassic Coast and has a beautiful pebbled beach which stretches for over a mile. There is a small harbour at the mouth of the River Axe, with the estuary meandering its way through three nature reserves and Seaton Wetlands over which there are picturesque walks, as well as the breath-taking South West Coastal Path from which there are wonderful views over this dramatic stretch of coastline. The town has an excellent range of amenities including many independent shops and eateries, supermarkets, doctors surgery, banking hub and 'outstanding' primary school. It is also close to the renowned Colyton Grammar School, one of the country's top mixed state schools, which is situated about 2.5 miles away on the outskirts of the village of Colyford.

The market town of Axminster is approximately 8 miles to the north-east and has a mainline rail link to London Waterloo. The Cathedral City of Exeter lies about 28 miles to the west and has excellent shopping and sporting facilities, theatres, hospital, express rail link to London Paddington, international airport and M5 access.
