DESCRIPTION

The Coppice is a bespoke new build house, completed in 2026 by Kartre Limited, a company which specializes in individual, small developments, to provide a high-end product. At The Coppice, the focus has been to create a home which is sympathetic to the mature, private and historic location, but meets with the demands and expectations of modern living, focusing on quality building techniques, materials and fitments, and a home which is energy efficient to run.

The Coppice is served by an air source heat pump and with high levels of insulation throughout to over and above current regulations. The external finish is a mixture of K-rend and sandstone, with a steep pitched tiled roof and black powder coated aluminum double glazed windows. There is under floor heating to ground floor, freeing up plenty of wall space to make best use of each room, and the design includes large windows, sliding doors and bifolds which bring in tremendous natural light.

The layout is thoughtfully designed to suit a wide audience including the family buyer, single person or couple, including those wishing to downsize but who still require space for when family visit. The kitchen is the main day-to-day living space and extends the full depth of the house, overlooking and with direct access to the front and rear gardens. The bespoke kitchen will be a sleek modern finish with quality appliances, and there will be space on either side of an island for dining table and chairs, and sofas. Off each end of the room will be terraces overlooking the gardens, and there is also a utility with more storage and plant room, for the pressurised cylinder. In addition is a formal sitting room at the rear facing south with large picture window, and a study at the front.

The first floor comprises a master suite with vaulted ceiling in the bedroom, walk-in wardrobe and en-suite bathroom, with three further double bedrooms and a family bathroom. The stairwell and landing are lit by a full height window, and on the top floor is a further bedroom suite with en-suite shower and additional eaves storage.

LOCATION

The Coppice occupies an enviable position in the centre of Thornton Hough, accessed via a long private drive used by just a handful of properties. The village is within a Conservation Area and much of it still forms part of the Leverhulme Estate which had a significant influence on the village’s design and layout during the late 19th century. It includes many attractive buildings of architectural note particularly the church and numerous black and white dwellings arranged around the village green.

The village provides services for everyday needs including a church, café, and pubs, and has an extremely popular primary school which is rated ‘Outstanding’ and one of the top performing primary schools in Wirral. Heswall, Willaston and Neston offer a more comprehensive range of shops, high street banks, pubs and restaurants, chemists, doctors and supermarkets, while the cities of Liverpool and Chester are both within easy reach with a selection of shopping and leisure facilities.

On the recreational front there is a rugby club at Clatterbridge, cricket and tennis clubs in the village and several golf clubs locally including Royal Liverpool and Heswall. The Neston Club at Parkgate offers hockey, tennis, squash and cricket as well as a busy social calendar. Schooling is well catered for with other primary schools in Willaston and Heswall, and a choice of state and private secondary schools nearby including Wirral Boys and Girls, Calday Grammar, West Kirby, Upton Hall, Birkenhead, and King’s and Queen’s in Chester.

DIRECTIONS

To reach the property from the centre of the village travel up past the green on the right in the direction of Clatterbridge. At the brow of the hill after the cafe, the drive for Thornton House is on the right hand side. Turn in and proceed towards the bottom, bearing right by a laurel hedge where the entrance to The Coppice will be seen.

COMMUNICATIONS

The Coppice benefits from excellent road communications being approximately 2 miles from the M53 motorway facilitating easy access to Liverpool and Chester and beyond to the M56 for commuting to Manchester. For travel to London there is a rail link from Hooton to Chester from which is a 2 hour service to Euston via Crewe. For further afield there are international airports in Liverpool and Manchester.

OUTSIDE

To the front of the house is a brick paved drive and parking area with ample space for several cars, screened from the neighbouring dwellings by fencing and hedging. To the side is a patio and lawn, both accessed from the kitchen and which will get the evening sun, and space for the garden room. At the rear is a further south facing patio and lawn which is extremely private with many mature trees along one permitter.
