This charming garden flat on Croxted Road offers a fantastic opportunity to acquire a spacious and characterful home in the heart of Dulwich, one of South East London’s most desirable neighbourhoods. Extending to approximately 900 sq ft, the property provides well-balanced accommodation including two generous double bedrooms, a modern bathroom and a bright, spacious kitchen-diner, all enhanced by an abundance of natural light and attractive period features.

The property beautifully retains its period charm, with high ceilings, elegant proportions and original detailing that reflect the architectural heritage of the Dulwich area. The reception space flows effortlessly into a well-designed kitchen-dining room, creating a welcoming environment perfect for both everyday living and entertaining. The kitchen offers ample storage and workspace, while the dining area comfortably accommodates a large table and enjoys views over the private garden.

Both bedrooms are well-proportioned doubles, offering excellent flexibility for families, guests or those working from home. The bathroom is finished in a clean and contemporary style.

A standout feature of this property is the two private gardens, providing a peaceful and secluded outdoor space ideal for al fresco dining, relaxing or gardening.

Croxted Road is perfectly positioned to enjoy everything Dulwich has to offer. The nearby Dulwich Village is renowned for its picturesque streets, independent boutiques, cafés and restaurants, creating a wonderful village atmosphere while still being within easy reach of Central London. East Dulwich and Herne Hill are also close by, offering an excellent selection of shops, supermarkets and local amenities.

The area is particularly popular with families thanks to its exceptional schooling, including Dulwich College, James Allen’s Girls’ School, and highly regarded state schools such as Dulwich Village Infants’ School and Dulwich Hamlet Junior School.

Green spaces are plentiful, with Dulwich Park and Brockwell Park both within easy reach, offering beautiful open spaces, sports facilities, swimming pools and cafés.

Transport connections are convenient, with West Dulwich, Herne Hill and Tulse Hill stations nearby, providing regular services into London Victoria, Blackfriars and London Bridge, as well as a number of bus routes connecting the area to neighbouring hubs including Brixton.

This delightful garden flat perfectly combines period charm with modern living in a prime Dulwich location, offering outstanding schools, excellent transport links, vibrant local amenities and beautiful green spaces — making it an ideal home for professionals, couples or families alike.

What the Owners Say...

We bought our flat during Covid and it was one of the best decisions we have ever made.

We truly believe it is a wonderful home for a couple or young family. The amount of outside space makes a real difference in the summer, when we often have dinner in our back garden with many a glass of wine enjoyed next to our fire table.

We’ve really liked being in the middle of Herne Hill, Dulwich Village and West Dulwich and often spend our weekends enjoying family time in one of the several parks which are only a short walk away.

Being within 2 mins walk of the number 3 bus in both directions has also been an unexpected bonus as it means you can be within the slightly bigger hubs of Brixton and Crystal Palace within 15 mins - it has been great having so many options, particularly during maternity leave!

We really will miss living here, having had our first dog and started a family here, but have made many memories to treasure!
