Freehold

Description

"We've loved living here and particularly enjoy having woodland directly behind the garden, with so many great walking and running routes right on the doorstep. Being able to head straight out to the River Avon, Troopers Hill or Nightingale Valley has been a real highlight. The garden has been a fantastic space for gardening, entertaining friends and family, and spending time outdoors, and it has worked really well for our two cats. Having two genuinely good-sized double bedrooms has also been a real advantage, with the second room providing flexible space for home working as well as hosting guests. Listening to records in the front room has become a favourite Sunday tradition and one of the things we'll miss most about the house.""

The home

A stylish two-bedroom home located in St Annes, enjoying a unique position backing onto woodland. The property offers immediate access to a variety of walking and running routes including the River Avon, Troopers Hill and Nightingale Valley, combining excellent access to green space with convenient connections to the city.

The interior comprises a mixture of neutral and bold tones, creating a light yet warm atmosphere throughout. The living space offers ample room for a sofa, additional seating and a dining table, flowing effortlessly into the U-shaped kitchen featuring a double oven and six-ring stove. There is plenty of storage space alongside a built-in fridge freezer.

The bathroom is a standout feature, finished with striking teal tiles, a walk-in shower and a freestanding bath. It also benefits from beautiful morning light, creating a bright and inviting space to start the day.

On the opposite side of the house are two generously sized double bedrooms. The rear bedroom overlooks the garden and features a custom-painted mural, while the front bedroom is currently used as the principal suite. Additional storage is provided by a partially boarded loft with new insulation and built-in shelving.

Overall, this is a well-balanced home that would suit first-time buyers, professionals, downsizers or anyone looking for easy access to both green space and city amenities.

Outside space

A generous private garden backing onto woodland, providing a versatile outdoor space for gardening, entertaining, outdoor dining or simply enjoying the changing seasons.

Living in St Annes

St Annes is a popular area known for its abundance of green spaces, woodland walks and riverside access, all within easy reach of Bristol city centre; situated within walking distance of both Sandy Park Road and Church Road in St George, offering an excellent range of independent shops, cafés, bakeries, restaurants and everyday amenities, including the much-loved Sandy Park Deli and local greengrocers.

Nearby attractions include Nightingale Valley, St Annes Woods and St Annes Park, all providing excellent opportunities for walking and outdoor recreation. One of Bristol's best-loved breweries and taprooms, Lost and Grounded, is located nearby, alongside Rocket Padel, St Annes Community Sauna and the popular Langton pub.

With excellent access to the River Avon, whether heading towards Eastwood Farm and Beese's, exploring riverside routes towards Keynsham, or enjoying activities such as rowing, paddleboarding and open-water swimming.

Wootton Road offers a rare opportunity for those seeking a little more green space, but with easy access to the city.
