A central island with integrated hob, breakfast bar and storage is complemented by sleek cabinets, with space for a fridge/freezer and dishwasher. Twin skylights and a broad rear window flood the space with natural light, while bi-fold doors open onto the decked terrace. A dining area sits alongside built-in shelving, with a door to understairs storage and a door linking back to the living room.

The living room
Ideal for everyday relaxation, the living room lies off the hall and overlooks the front through a wide casement window. Discreet downlights set into the ceiling provide a calm ambience. There is plenty of space for seating and entertainment units, with the room providing access to the kitchen and dining room.

The family room
Currently used as a home office, this flexible reception room could serve as a playroom, snug or even an additional bedroom. A large picture window spans the front elevation and a glazed internal door connects to the hall, with another door connecting to the utility area. Neutral décor and contemporary lighting make it a practical space for work or leisure with ample room for shelving or desks.

The utility and shower room
Situated off the kitchen, the utility area contains a run of countertops with plumbing and space beneath for laundry appliances and wall cabinets above for storage. Adjoining is a modern shower room with a geometric-tiled enclosure, a white pedestal basin and close-coupled toilet. Built-in shelving and full tiling add practicality, while a heated towel rail ensures comfort.

The primary bedroom and en suite
The principal bedroom is a quiet retreat with a front-facing window, sleek ceiling lighting and an air-conditioning unit. There is ample space for additional furnishings and access to its own en suite. The en suite features a curved glass shower with rainfall head and handheld attachment, a wall-mounted toilet and a pedestal basin. Elegant tiling, a recessed shower niche and a heated towel rail complete this well-appointed space.

The second bedroom
This generous double bedroom enjoys a wide window to the front and polished wooden flooring. There is a built-in wardrobe and room for additional furniture, and the neutral palette offers a blank canvas for personal furnishings.

The third bedroom
Set to the rear, the third double bedroom includes a broad window, fitted shelving and a built-in cupboard ideal for toys or books. It comfortably accommodates a bed and additional furniture, making it a versatile room for growing families.

The fourth bedroom
A single bedroom positioned at the front of the home, featuring a wide window and built-in storage. It would make a charming child’s room or a quiet study.

The bathroom
Serving the three remaining bedrooms, the family bathroom offers a contemporary P-shaped bath with overhead rainfall shower and glass screen, a sleek vanity unit with basin and storage and a close-coupled toilet. Marble-effect and accent tiling, a mirrored cabinet and open shelving provide both style and practicality.

The garden
Accessible via bi-fold doors from the kitchen/diner, the rear garden is designed for low maintenance with artificial lawn and a decked terrace ideal for outdoor dining. Raised beds and established trees bring colour and interest, and there are double doors leading to the garage from the decked terrace.

The driveway and parking
To the front, a gravelled driveway provides off road parking for two cars and leads to a single garage with a bi-fold door and access to the rear garden. The garage has had its roof height increased, enhancing its potential for conversion into a habitable space, subject to the necessary permissions. A small lawned area softens the frontage and EV charging points are mounted discreetly by the front door.

The fee will be retained by Andrew Grant in the event that you the Buyer withdraws from the purchase or does not Exchange within 6 months of the fee being received other than for one or more of the following reasons:

1. Any significant material issues which individually are more than 1% of the agreed purchase price and are highlighted in a survey and were not evident or drawn to the attention of you, the Buyer, prior to the Memorandum of Sale being issued.
2. Serious and material defect in the seller’s legal title.
3. Local search revealing a matter that has a material adverse effect on the market value of the property that was previously undeclared and not in the public domain.

The reservation fee will not be refunded where there is an inability on the part of the Buyer to raise any required mortgage after the Memorandum of Sale is completed.

Once the reservation fee has been paid, any renegotiation of the price stated in the memorandum of sale for any reason other than those covered in points 1 to 3 above will lead to the reservation fee being retained.
