This is the first reception room which has a corner fireplace, a double aspect, good storage cupboards and opens through to the roundel reception room, also with an open fireplace. Either of these could be either sitting rooms, music rooms, study or dining room as they are equally suited. The Drawing room is a lovely bright and sunny room with double doors and windows overlooking the garden. An attractive brick fireplace houses a wood burning stove with cupboards to one side and there is one of the two staircases to the first floor. The kitchen is spacious with a good range of wooden units with plenty of storage and worksurfaces.

On the First Floor: From one of the landings, there is a lovely large, kingsize bedroom with an ensuite bathroom. A "middle" bedroom has doors from both landings, so is not a walk through room. Adjacent to this is the family bathroom. The roundel bedroom is off another very large bedroom and accessed via a small staircase. The large bedroom has a range of built in cupboards and a double aspect.

Outside: To the front of the property is a small area of garden which is hedged along the roadside. The drive provides parking for two cars and gives access to the brick built single garage which has power and light, rear door and window. The garden to the side and rear of the house is mature with flowering trees and shrubs, a level lawn completely private. There is an outside tap for gardening use and three water butts fed from guttering.
Services: Mains gas central heating, drainage and water.

Tax Band G. Please note that part of the ground floor of the roundel is attached to a neighbouring outbuilding which is used purely as storage.

Old Heathfield is a very pretty sought after, nuclear village on the outskirts of the market town of Heathfield. It has a church, two pubs, primary school, secondary school and Cricket Club. Many years ago, most of the period buildings and land were part of Heathfield House Estate. The town is 1.3 miles distant and has a busy High Street with a good selection of shops, Waitrose, Sainsbury's, Co-Op and Tesco. Many medical amenities, clubs and societies and a United Church. Bus services run to Etchingham Station, Tunbridge Wells, Eastbourne, Lewes, Uckfield and Brighton. Stonegate Station is 7 miles distant and is the Charring Cross/London Bridge Line. The Victoria line runs from Buxted, Crowborough and Uckfield.

Directions: Taking the B2096, Battle Road from Heathfield. Take the second turning on the right by the side of the Half Moon Pub. Go past the play ground and the house will be found on the left had side with a driveway.
