What The Owner Says
"Our favourite part about this house is the way it lends itself to hosting. The garden is a real highlight, the indoor-outdoor feel created by the tiled space makes it perfect for BBQs and social gatherings with friends and family.
The location is fantastic, we’re just a short walk from Bolehills Park which is hands-down the best spot in Sheffield for sunsets and watching fireworks. There’s always something happening locally too, from the Crookes Market each month to the wine festival on the park.
We’re completely spoilt for choice when it comes to food and drink. A perfect evening for us has been pizza at Paesani followed by a glass of wine at Tenaya. For coffee and sweet treats, Crumb bakery is incredible, you can actually smell the baking drifting down the street in the mornings.
Everything you need is so close that we even downsized to one car, as it’s easy to get into the city and around the area without one.
The proximity to nature is amazing, you can walk out the back of Crookes, through the horse fields, and be in the Rivelin Valley within 10 minutes. From there, it’s one of our favourite walks down to the Rivelin pub for a drink or a Sunday roast."
Step inside and you instantly get the feel this is a home that’s been properly thought about. You enter straight into the dining kitchen, where classic shaker-style units meet clean subway tiles and a really social layout. It’s compact, but it works brilliantly, whether that’s midweek dinners or friends round for drinks. The herringbone LVT flooring runs through here and flows seamlessly into the living space, tying everything together beautifully.
The living room continues that same look and feel, stylish, cohesive and inviting. Deep, on-trend tones, herringbone flooring underfoot and bespoke storage either side of the chimney breast give it a polished, design-led finish without losing that cosy feel.
Upstairs, the main bedroom is a generous double at the front, while the second bedroom is currently set up as a home office, perfect if you’re working hybrid or need a creative space. The bathroom has already been given a facelift and is well laid out, with a bath and shower over that neatly wraps into the space above the stairs, a vanity unit with built-in storage and wash basin, WC, and a modern radiator.
Outside is where this home really comes into its own. The rear garden has been landscaped into a low-maintenance, contemporary space that’s ideal for morning coffee in the sun or summer evenings with friends, BBQ on, drinks flowing. There’s even useful storage at the back for bikes and outdoor gear, and importantly, no rights of way across the garden from neighbouring properties, giving you that added sense of privacy.
At the front, there’s a small garden with established flowerbeds that not only add a bit of kerb appeal but also create a nice buffer from passing pedestrians.
General information
The property is leasehold with 774 years remaining and a ground rent of just £3 per year. It’s heated via an air source heat pump, and the EPC rating is a solid C (74).
Crookes is one of the most sought-after suburbs with young professionals and families as it has a fantastic, vibrant high street. There is a brilliant choice of coffee shops and cafes including Cloud Coffee Co. Lisboa Cafe & Patisserie, Dana Cafe, Pom Kitchen and Crumb to name a few. For more treats, Sorrel’s Cocoa Bakery is a must and Tenaya Wine has brilliant stock for the vino lovers. For that after-work pint, again there is a great choice with The Milestone, The Punch Bowl, The Ball, Early Bar and Two Sheds.
Crookes also has brilliant greenspaces, Bole Hills stands out, there is a playground, BMX track and you can enjoy incredible views down Rivelin Valley, especially at sunset. It’s an incredibly popular spot for dog owners too.
