Situation
The Spinney is located within Dartmoor National Park on the edge of Bridford, a popular village located in the picturesque Teign Valley just south west of Exeter in Devon. The village has a close and active community with a fine, medieval parish church, well-regarded award winning pub, village hall and play park. The nearby villages of Christow (2 Miles), Dunsford (3 Miles) and Doddiscombsleigh (3 Miles) have further amenities and facilities including village shops, post office, pubs, Church's, GP’s Surgery, Primary Schools, and Community/Village hall with sports field and tennis club.
There are some picturesque walks in the area including the nearby Tottiford, Trenchford and Kennick Reservoirs, the upper Teign Valley, and of course the walks, pubs and Tors of Dartmoor are only a short drive away. Haldon Forest Park is also close by with miles of signed walks and cycle trails. There are several golf clubs in the area and the Devon coast and beaches are not far away.
Christow, Doddiscombsleigh & Dunsford primary schools are well regarded and have ‘Good’ Ofsted ratings. Secondary schools are located in Kingsteignton and Newton Abbot with independent schools in Exeter, Teignmouth and Stover. Grammar schools can be found in Torquay.
Bridford enjoys the benefit of being rural but is certainly not isolated, The village is well located for commuting to Exeter with easy access to the A30 and A38, and also for access to the rest of the country via the M5 motorway at Exeter. There is a regular local bus service to Exeter where there is a mainline railway station with trains to London Paddington and Waterloo, around 2.5 hours distant. Exeter also has an airport flying to national and international destinations.
Description
The Spinney is a particularly spacious home with a flexible layout extending to almost 2,000 square feet offering well thought out accommodation over one level with annexe potential. Situated in an elevated position on the edge of Bridford the property takes in some beautiful far reaching views over the surrounding farmland and hills of the Teign Valley, and across to Haldon Forest where Haldon Belvedere can be seen clearly.
Accommodation briefly comprises of four bedrooms and three bathrooms, a modern kitchen/breakfast room, dining room, sitting room, a cloakroom/WC, and a utility room. The main reception rooms are thoughtfully arranged for modern family living. The bedrooms are split with two in one wing and two in another on the opposite side giving the potential to separate two off as an annexe. There is plenty of scope for a new owner to make this home their own.
The generous plot extends to around 0.25 of an acre. The house is surrounded by the mature lawned gardens to three sides with the main garden area and aspect from the house facing south ensuring the best of the sun and light throughout the day, with several decked terraces to enjoy. There is gated driveway parking plus a large double garage to the front.
The property is available for sale with no onward chain as the vendors already have alternative accommodation.
Accommodation
Steps lead down from the driveway to the front door and an enclosed porch which gives access to both the entrance hallway and the utility room. Off the entrance hall are the cloakroom/WC where the boiler is situated, as well a two useful storage cupboards. Doors open to both the kitchen and living room but your eyes are immediately drawn to the picture window at the end of the living room from where you can admire the wonderful views over the rolling Devon countryside.
The living room is a generously sized room with a triple aspect with stunning views in three directions as far as Holden Belvedere. There is a natural stone fire place with a wood burning stove fitted. A large archway opens this room to the dining room which has large glazed patio doors also taking in the views and opening to a balcony with stairs down to the garden and a large decked terrace.
From the dining room twin glazed internal doors open to the contemporary kitchen/breakfast room. This is an impressive room that has been made over in the not too distant past, featuring a comprehensive range of gloss cream floor and wall units and large island unit with breakfast bar all with smart black granite worksurfaces. Integrated Neff appliances include an inset induction hob with extractor over, eye level electric double oven/microwave with warming drawer, dishwasher and fridge freezer. The remaining part of the room has space for a breakfast table or more comfortable seating as well as floor to ceiling storage units to both sides. A door opens back to the hallway giving a great flow through all of the reception rooms, perfect for modern family living.
The space between the kitchen and garage has been enclosed to create a large utility room with space and plumbing for washing and drying machines as well as a sink, and space for additional fridge or freezer. A door opens to the garage, another to the porch, and a further door gives access to the side garden.
The main bedroom, fourth bedroom and family bathroom are in their own wing off the hallway. The main bedroom is of a good size with a range of fitted furniture including wardrobes and dressing table, and benefits from an en suite shower room. A large window takes in the views over the garden and countryside beyond and a glazed door opens to steps down to the garden. Bedroom four has a built-in wardrobe and a large window to the front, and has been used as a home office in the past. The family bathroom is fully tiled with a corner bath, shower cubicle, vanity wash basin unit, WC and heated towel rail.
Bedrooms two and three are in another wing on the opposite side of the house off the dining room with an inner hallway opening to two double bedrooms both with fitted wardrobes. One has a view to the south over the garden and rolling hills beyond and the other has a view over the side garden. Between the two rooms is a fully tiled shower room with corner shower, wash basin, WC and heated towel rail. This wing could potentially be repurposed as an annexe for a dependant relative if required.
Outside
One of the main features of this impressive home are the gardens. The property is set in a large plot extending to close to a quarter of an acre situated at the edge of the village. The well maintained gently sloping gardens surround three sides of the house and are mostly laid to lawn with a mix of hedging and fencing to the boundaries with well stocked flower and shrub borders. The main area of garden has a southerly aspect taking in the best of the sunshine over the day and can be accessed by stairs from the balcony off the dining room leading to a large decked terrace, a perfect spot for relaxing and taking in the peaceful ambiance and views. The generous lawn provides plenty of space for energetic children to run around. The gardens continue to the west side of the house where there are raised beds for veggies just outside the utility room door. At the top of the garden is another deck which looks over the house and taking in more of the wonderful views – a great spot for evening drinks.
Below the house, accessed from the garden, are two very useful and surprisingly large undercroft storage rooms. There are also extensive boarded storage spaces within the roof, accessed by a folding and a fixed ladder at either end of the house.
From the road a wooden five bar gate opens to the driveway providing parking and leads to the double garage with power and light and a full width electrically operated up and over door. An internal door opens to the utility room.
