Proposed Lease Terms:

The principal lease terms proposed are as follows;

• Rent: The agreed Rent is payable quarterly in advance on the Rent Days of 1st March; 1st June; 1st September and 1st December each year. VAT is chargeable upon the Rent.
• Deposit: A Deposit of one quarter’s Rent plus the VAT equivalent amount will be held by the Landlord for the duration of the lease term.
• No Service Charge is payable.
• Services: The existing mains water supply will remain payable by the Landlord, with all consumed water and the standing charge rebilled to the tenant upon receipt of the water bill at the same rates charged by Severn Trent Water.
• Business Rates: The Tenant will be responsible for the payment of any business rates that become payable for the leased area. The Oxstalls currently has a Rateable Value of £8,600 with £3,715.20 per annum being the Business Rates charge. Small Business Rate Relief is currently applicable and covers the rates liability, so no Business Rates are currently payable.
• Insurance: The Tenant will be responsible for the buildings insurance premium relating to The Oxstalls payable under the Landlords Estates insurance policy. This will be rebilled annually by the Landlord.
• The Landlord will reserve a right of access along the western boundary for accessing the retained part of the site for management of the paddock and any future development.
