Seller insights

“We bought The Cottage back in 1981 and completely renovated the property, carefully restoring features like the original beams. We raised our children here and it’s been a wonderful family home for us.

The house is spacious – with a warm feel to it. The thick original walls keep it really cosy in the winter and cool in summer. Plus, the living spaces are all very light and airy. The breakfast room, which leads through to the kitchen, has always been the heart of the home – an inviting place to chat with friends and neighbours over tea.

There’s plenty of useful storage throughout the house, from the cupboard under the stairs –ideal for coats or toys – to the walk-in pantry, which has been perfect for storing my homemade jams and marmalades.

The garden is mature and well-established, with a mix of trees, including walnut, plum, apple and even Medlar. The courtyard areas are particularly special – lovely spots to sit with a G&T in the evening, enjoy the sunset and listen to the birds. It’s also been a fantastic space for entertaining, and we’ve hosted many memorable barbecues here over the years.

The two-storey barn offers enormous potential for an annexe or Airbnb, subject to planning permission. The ground floor could easily accommodate bedrooms and a bathroom, while the upstairs granary is an amazing open space with beautiful views – perfect for a living/dining area.

Leasingham itself is a wonderful village to live in. There’s a real sense of community, with a good range of amenities. The village hall hosts all sorts of activities, from baby groups to weddings, with the pub often providing the catering.
The primary school is a short, safe walk along a footpath. There are also excellent secondary schools in the wider area, including St George’s in Sleaford and the grammar schools in both Sleaford and Grantham.

It’s a fantastic area for walking and cycling, with beautiful countryside in every direction. There’s a walking route into Sleaford, as well as many other scenic walks. The coast is within easy reach too – places like Moggs Eye/Huttoft Beach are perfect for an afternoon out. There are some fantastic beaches along the coast, which are perfect for dog walking or swimming.

We’ve made so many happy memories here. As my children have all flown the nest, I’m now looking to downsize, but I will be staying in the area. It’s a hard place to beat in terms of the community feel and beautiful surroundings.”
