Description

This characterful apartment lies within a converted Victorian school in Peckham, south-east London, a short walk from Queens Road and its beloved offering of restaurants and bars. Double-height ceilings and high levels of natural light create an exaggerated sense of space throughout. Residents share access to a leafy private communal garden planned with carefully tended vegetable beds.

The Tour

Sitting at the end of York Grove, the building feels secluded and quiet. Access to this apartment is from the second floor, where the private front door opens to the hallway. Here, white-painted walls are paired with original herringbone parquet flooring that continues throughout.

A double-height, open-plan kitchen and dining room sits at the heart of the home, framed by tall sash windows on the easterly elevation. White-washed walls and abundant natural illumination enhance the impression of openness, while the exposed brickwork adds texture and tonal warmth.

The kitchen is discreetly set to one side. Organised in a U-shape, it is fitted with neutral cabinetry and appliances include an oven with a gas hob, dishwasher and fridge/freezer. At the front is a substantial dining area.

Next door, the well-proportioned bedroom is tucked beneath the mezzanine and bathed in soft morning light. It has exposed brickwork and plenty of space for storage. Across the hall is a neatly appointed bathroom, fitted with mosaic white tiles, a shower over bath and a large vanity.

The mezzanine is accessed via stairs from the hallway and currently serves as an inviting and luminous living area. It overlooks the open-plan dining area below. Carpeted floors extend underfoot and continue into the study, where storage lies in a generous built-in cupboard.

The Area

Recent developments along Queens Road, just a few minutes’ walk from Assembly Apartments, have enlivened the neighbourhood. Of note are the Blackbird Bakery under the railway arches, pizza restaurant, Connie's Pizza, Well & Fed Deli, Nest and Vine, Peckham Cellars for wine alongside Beer Rebellion, which serves speciality beers.

Nunhead Lane has a village-like feel, with a greengrocer, a fishmonger, a deli, a café and a new community centre by AOC architects. Popular local pubs include the Old Nuns Head and Skehans.

The nearby Bellenden Road has become a centre for some excellent independent restaurants, bars, and shops, including Artusi, The Begging Bowl and Flock & Herd butchers. The Bussey Building, off Rye Lane, hosts an active and varied programme of yoga/dance classes and workshops. Peckham Levels hosts street food, bars and cafés, along with live music. The green spaces of Telegraph Hill offer wonderful views over the city, and Peckham Rye Park are a short walk away.

Queens Road Peckham is the nearest station, just a five-minute walk away, running London Overground services to Shoreditch High Street and Dalston Junction in one direction and Clapham Junction in the other. Southern trains run services to London Bridge with a journey time of around seven minutes, from where the Northern line can also be reached. Nunhead station is a 15-minute walk away with connections to Victoria (in 15 minutes) and King’s Cross St Pancras (in 25 minutes).

St Alphege Hall Kings Bench Street London SE1 0QX
Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.

We are excited by homes that pay attention to the timeless principles of modernism: space, light, materials, nature and decoration. Combined, we believe design can be a powerful force for good.
