Merlin Way was the first section of `The Birds` estate to be built & purchased by my vendors, during lockdown as their first home. They both at the time worked almost equal distance from the property, making it for them the ideal first home. Add on to this, the property being set within the village of Chipping Sodbury, with Yate Town & shopping centre being right on your doorstep. But over time, everything has changed & the family is growing!

Being close to family is now the main priority, but if it wasn`t, the family walks around the estate or to the play park have been pure joy. However, the two absolute bonuses of the property are; the peace and quiet, as the property sits in a cul-de-sac, just off a cul-de-sac & the local primary school, Raysfield is so popular and well thought of locally.


As you pull into Merlin Way, you already feel at home. Park up and head on in. As the development are all rear approach homes, we will start at the front. The entrance hallway offers access into the lounge and stairs to the first-floor landing. The only people to use the front door would be the postman, everyone else, from Amazon, Deliveroo, friends & family all use the back. From the lounge, you step straight into the dining room. The diner overlooks the rear garden & opens nicely into the garden, almost inviting the outside in & the inside out. Like the lounge, downstairs the master bedroom is to the front & like the lounge, first thing, the light pours in. The second bedroom would make the perfect guest/teenagers room. Outside. To the front is a nice sized front garden, which leads to the footpath access across part of the estate. To the rear is an enclosed garden. The garden is in two parts, with a patio running along the rear of the property while the rest is laid to lawn & enclosed by panel fencing. Just the other side of the fence is parking for two cars and the garage.
