Description
Flat 1, 1 Cruxwell Street comprises a beautifully presented and recently redecorated ground
floor one bedroom flat with a unique charm. Its retro furnishings blend beautifully with the
modern fitted kitchen and bathroom and the high heavily beamed ceilings give a spacious
character yet cosy feel. The conversion carried out in 2000 retained the original pub
windows with their decorative frames and row of traditional smaller windows at the top to
let the smoke out! The property has been completely redecorated in 2022 and benefits from a fitted kitchen with integrated oven and induction hob and a space for dining table and chairs, The accommodation was reconfigured and a utility area created with space and
plumbing for washing machine and additional space for a further appliance adjacent. There
is full gas fired central heating with radiators.
The property is situated just off the town centre and literally a two minute walk from a free
car park and the Conquest Theatre, a wonderful deli, Legges of Bromyard selling meats and
pastries, vegetables, luxury items, bread and prepared food, takeways, independent shops,
supermarkets, leisure facilities, cafes and public houses.
Suitable for active retired (level walk to amenities), first time buyers, investment buyers or
someone wanting a cosy 'lock and leave' weekend retreat, this flat is a rare opportunity to
purchase a flat, ready to move straight into without the worry of redecoration and
refurbishment. For an investor, the flat would likely return circa £600 per calendar month.
This leasehold property is one of 3 in the building, (the freehold in the ownership of the top
floor flat), and there are 977 years left on the lease. There is no ground rent or monthly
maintenance payment in place. Parking is free on street or permit parking.
HISTORY
Quoting directly from the listed buildings register - Bromyard is a small market town that
was first recorded in circa 840. No. 1 Cruxwell Street is situated on one of the principal
thoroughfares in the town, which runs east from the vicarage and church. It was known as
Corkeswalle Vicus in the late C13 and recorded as Croxewalle Streate in 1575. To the west,
where it meets Old Road, it was and was known as Sheep Street in the early C20. This
central area of the town to the south of the church and around the market place appears to
have been fully built up by the early C17, though some of the plots have been re-developed
since that time.
No. 1 Cruxwell Street has origins in the C17. It appears it was originally a rectangular two
and-a-half-storey dwelling which was then extended to the rear with perpendicular gabled
ranges, and was refronted with brick in the C18. There are records referring to a public
house on the site as early as 1669 and it remained in use as such until the late-C20 before
being converted to domestic use.
