Upon entering you are immediately struck by the impressive scale and natural light that defines this property. The heart of the home is undoubtedly the expansive through reception room and dining room spanning an impressive 32 ft. This dual aspect generously proportioned space is bathed in natural light creating an inviting and versatile environment perfect for both relaxed family living and sophisticated entertaining.

Arranged over the third and fourth floors, this beautifully proportioned duplex offers a sense of light, space, and privacy rarely found in Brighton’s period stock. Sash windows frame ever-changing coastal views, while the dual orientation ensures natural light from morning through to evening—perfect for Brighton’s lifestyle buyers seeking both atmosphere and outlook.

The apartment flows effortlessly, with a well-planned layout that balances open living with defined spaces. That said, the large dining room could easily be converted to a 3rd bedroom or a very large working space if desired.

Adjacent to the main living area is a separate newly installed modern kitchen, thoughtfully designed and equipped to meet contemporary culinary needs. It’s efficient layout and quality finishes provide a practical yet stylish space for preparing meals

The principal bedroom suite is generously sized, complete with a large en-suite bathroom, creating a private retreat. A second double bedroom provides further accommodation, while the additional loft room offers flexibility as a third bedroom, study, or dedicated home office—highly desirable for buyers relocating or working remotely.

One of the most captivating features of this apartment is the stunning outlook offering sea views from every window including the rear - that’s a rare find.

The two bathrooms, both newly installed, are finished to a high standard, providing convenience and a touch of luxury.

This distinguished Grade I listed Regency building is immaculately maintained with the communal areas having been recently refurbished, including new carpets. It also offers a rare level of exclusivity with just four apartments in the whole building.

Adding to the appeal of this property is the innovative access to the roof area. Via skylight stairs , residents can reach this space which, while unofficial, can used as an occasional terrace—an invaluable lifestyle feature in Brighton and offering a spectacular vantage point with 360 degree views across Brighton and the coastline.
Whether as a primary residence, second home, or investment, this turnkey apartment delivers on Brighton’s most sought-after attributes: views, light, character, and location.

OWNER’S THOUGHTS

Living in Sussex Square has been a genuine privilege. There’s something quite special about being part of such a historic and beautifully maintained setting in Brighton—it’s a lifestyle as much as a home.

I’ve especially loved spending time in the private gardens, whether it’s a relaxed picnic or simply a glass of wine in the sunshine. The sense of peace there is rare for such a central location. And of course, the famous tunnel to the beach—said to have inspired Lewis Carroll—has always been a talking point when friends visit. It’s one of those unique features that really stays with you.

The addition of the Reading Rooms has been a real highlight for me. Sitting there in the sunshine, enjoying the sea views, is something I’ll truly miss. At the same time, the convenience of the excellent bus service—with regular connections into the city every couple of minutes—makes everyday living incredibly easy.

What has stood out most, though, is the peace and privacy. With only four apartments in the building—and two of those used as second homes—it’s exceptionally quiet. The layout adds to that sense of calm too, as the apartment below is also a duplex, meaning there’s effectively an entire floor between us. This is very rare in Sussex Sq or similar Regency conversion flats.

Inside the apartment, the light and views are unforgettable. I’ve enjoyed stunning sunsets from the living room, while the master bedroom captures beautiful sunrises. Even the everyday moments feel special—you can see the marina from the shower! And the view of the turquoise-coloured sea around the white cliffs of Saltdean from the bedroom are memorable. It’s those views, more than anything, that I know I will miss the most.
