Every bedroom has plantation shutters with blackout blinds fitted. If you work nights or irregular shifts, you'll know how much that matters; proper darkness makes a real difference to your sleep, and I made sure that was taken care of when the house was renovated.

The shared spaces have been just as carefully thought through. The lounge has a comfortable sofa, dining table and chairs, and a Samsung UHD Smart TV. The kitchen is fully equipped; everything you need to cook properly is already here, with ample storage space and a dishwasher. There's also a dedicated utilities room downstairs with a washing machine. It's a genuinely comfortable, functional home; not just a room in a house.

The renovation also included a brand new roof and significantly upgraded insulation throughout, which has brought the house to an EPC rating of C. In practice that means the house stays genuinely warm throughout winter without the heating working overtime; which is part of why I'm comfortable including all bills in the rent. In the warmer months, the design of the windows combined with the plantation shutters means you get plenty of natural light and good airflow when you want it. It's a house that works well all year round.

The property has also been renovated to full HMO safety standards; fire doors throughout, emergency lighting, interconnected smoke and heat alarms, and all the safety measures you'd expect from a properly managed home. I didn't cut corners on any of it. For anyone who works in healthcare, you'll appreciate why that matters.

All bills are included in the rent; gas, electricity, water and broadband. No chasing housemates, no end-of-month splits, no surprises. Just one simple monthly payment and everything is covered.

What I'm looking for

Someone reliable, clean and considerate. If you work nights or long shifts and need a calm, professional place to properly rest and recharge; this is that place. The household will be small, quiet and respectful. That matters to me.
