Detailed Description
INTRODUCTION
Willows Farm represents an unusual prospect in the market, providing prospective purchasers with the opportunity to acquire a contemporary barn conversion together with a range of farm buildings, suitable for a number of uses (subject to planning).
The residential property, often described as 'The Dome' offers extensive accommodation over two floors. It was designed to incorporate an annexe on the ground floor but could be remodelled to suit the purchasers requirements.
The property includes a range of farm buildings including a building used for stabling, a Dutch barn and a former grain store. The area to the south of the buildings is laid to grass and could be used as a grazing paddock.
LOCATION & SITUATION
Willows Farm is located within the village of All Saints South Elmham, on the edge of the Common. All Saints South Elmham is a rural village but with easy access to good local services. The market towns of Halesworth and Bungay are each approximately 5 miles away. They both offer independent
shops, doctors, schooling and arts facilities with The Cut in Halesworth and the Fisher Theatre in Bungay as well as a range of pubs and restaurant options. Halesworth also has the benefit of a train station with services to London Liverpool Street via Ipswich.
The Suffolk Coast, much of which is designated a National Landscape, is nearby with the idyllic seaside town of Southwold being approximately 13 miles to the east. Norwich, the cathedral city and regional centre of East Anglia is approximately 23 miles to the north and provides a wide range
of shopping, cultural and leisure facilities.
Norwich Airport, on the outskirts of the city, has an increasing number of flights to European destinations and international destinations via Schiphol (Amsterdam).
The postcode of Willows Farm is IP19 0PA.

'THE DOME'
The Dome was converted from a former agricultural building to a dwelling following consent under the General Permitted Development Order in 2017. The design incorporates large areas of glazing on the eastern elevation, giving far reaching views over open countryside from the first floor bedroom. The extensive accommodation has been occupied as a main dwelling with an integral annexe and the gardens have been divided accordingly. Prospective purchasers could continue with this arrangement or remodel the layout and outside space to create one larger dwelling.
The accommodation, which has been imaginatively incorporated into the dome of the building, includes a large open plan kitchen, living and dining area, three bathrooms and four bedrooms in the main part of the house together with an additional kitchen, shower room, sitting room and bedroom in the annexe.
FARM BUILDINGS
The build range is accessed off a concrete yard. The buildings and their approximate measurements comprise:- Stable building (9m x 12m) constructed of a steel portal frame with concrete block walls and a concrete floor incorporating stables.
Workshop (7m x 7m) constructed of concrete block with concrete floor and sliding access door
Dutch Barn (18m x 14m) constructed of a steel portal frame.
Grainstore (main body approximately 23m x 15m with lean to of 13m x 6m) constructed of steel portal frame with part concrete block walls and part grain walling.
The building range may lend itself to be adapted for alternative uses, subject to planning, including equestrian.
