“The very first thing that made us fall in love with Longbourn was the view. From the south-facing balcony, we look out over the garden and surrounding countryside, and it’s beautiful in every season. Beyond the garden, there’s a small woodland area where we’ve often spotted wildlife like rabbits, pheasants and squirrels. The garden itself is always full of birds – robins, wrens and blue tits.
The house is wonderfully bright and gets plenty of sunshine throughout the year. We’ve hosted so many parties and barbecues here – it’s perfect for entertaining, but just as lovely for relaxing with family and friends. The rear garden is also very secure, which is ideal if you have young children and dogs.
We’ve been here since the house was built in 2003, and it’s been a fantastic family home. With four children growing up here, the three bathrooms proved very useful – no queues in the mornings!
The layout has always worked really well for us. There’s the main lounge plus two additional reception rooms, which gave us lots of flexibility. When the children were younger, we used one as a playroom, which meant we could store all the toys in one place.
The village itself is incredibly friendly and sociable. The Hare and Hounds pub is a real hub of the village – lots of people head there on a Friday after work, and it also hosts Christmas carols every year. There’s also a sports and social club, along with playing fields for football and cricket.
Shopping locally is easy and convenient, with nearby villages like Caythorpe and Navenby offering everyday essentials. You’ll find a good choice of supermarkets in Grantham, Newark-on-Trent and Lincoln.
There are some fantastic walking routes straight from the village. For days out, there are also some wonderful places like Belton House and Lincoln.
Transport links are also excellent. There are regular bus routes into Welbourn, Grantham, Lincoln and Sleaford – useful if you have children travelling to the local secondary schools. From Grantham, it’s easy to commute further afield too, with direct trains into London. You can be in central London in just over an hour.”

Positioned between Grantham and Lincoln, Fulbeck is a charming and historic conservation village set along the Lincoln Cliff escarpment.
The village has a strong sense of community and a range of amenities, including a Grade I-listed church and the popular 17th-century Hare and Hounds pub, which offers fine dining and accommodation. Fulbeck also benefits from excellent transport links, with easy access to the A1, A17 and A46. Regular rail services run from Grantham to London King’s Cross (journey time: around 70 minutes), Nottingham, Peterborough and other major cities.

The local area has a good choice of primary and secondary schools. The neighbouring village of Caythorpe (just over 1 mile away) has its own primary school (rated ‘Good’ by Ofsted).
For secondary education, William Robertson Academy is located about 3 miles away in Welbourn (also rated ‘Good’ by Ofsted). Meanwhile, Sleaford (8 miles) has two highly rated grammar schools – Carre’s Grammar School (for boys) and Kesteven & Sleaford High School (for girls) – and St. George’s Academy (a mixed, non-selective secondary).
