Bayleaf cottage is a semi detached two story cottage set at the end of a no through lane at Trevanger, St Minver on the North Coast of Cornwall. The property is set to the rear of its neighbour and as such has a lovely quiet spot with a large sunny garden backing onto open fields that lead to Polzeath in the distance. There is a footpath to The Point and down to Polzeath from the lane. Distance from Rock is 2 miles. Freehold, Council Tax band B, EPC band F.

The property has ownership of half of a large  concrete standing where two or three cars can be parked and pedestrian access to the rear door of the property. There is a front door on the far side of the property which the current owner does not use. There is vehicular right of way past the front door and a timber gate can give vehicular access to the rear garden if more parking is required within the curtilage of the dwelling.

The property has a woodburner for heating as well as electric radiators in all the main rooms. The ground floor is vary spacious for a cottage with the kitchen diner measuring 3.3m x 4.6m and the sitting room 3.5m x 5.8m. The kitchen is a double aspect room with spaces for a cooker, washing machine and plenty of room for a fridge freezer. The sitting room is also double aspect,  has an external door and a woodburner.

On the first floor there are two bedrooms, bedroom 1 is 3.2m x 2.9m and again is double aspect. Bedroom 2 is 2.7m x 2.2m. There is a bathroom with wc and hand basin which heated by a wall heater. On the landing is a small airing cupboard and store cupboard.

Outside the rear garden is a particular feature of the property and it extends far wider than the property with lovely distant sea views of Polzeath. There is plenty of space for a Summer / Garden house out of sight from the cottage.
