Highly attractive and well presented spacious family home on the Wynnstay Hall Estate.

Description

Wynn Manor is a striking and beautifully presented home set within the prestigious grounds of the Wynnstay Hall Estate. Built in 2009 to an exacting standard, the property extends to approximately 3,453 sq ft, with the benefit of triple garaging incorporating a self-contained office and gardens and land of about 1.5 acres.

Occupying a particularly attractive position, it offers a superb family home with a wonderful sense of space and privacy. The house is approached through the original walls of the estate’s walled garden, with a sweeping driveway revealing the handsome and symmetrical façade, complete with a pillared entrance.

The front door opens into a welcoming reception hall, centred around a fine oak staircase which rises gracefully before dividing at first-floor level. The accommodation is well balanced, with a series of elegant rooms designed for both family living and entertaining. The sitting room is particularly impressive, enjoying a triple aspect with French doors opening onto the terrace, a gas fire and striking arched sash windows. A snug to the front provides a cosy retreat and could equally serve as a dining room.

The kitchen forms the true heart of the home, fitted with bespoke cabinetry by Tom Howley and centred around a generous island. It is comprehensively equipped with integrated Miele appliances, including ovens, induction and gas hobs, and a dishwasher, together with full-height fridge, wine fridge and freezer appliances by Liebherr. Additional features include a Quooker tap, as well as a larder cupboard and dedicated tea and coffee station. The space flows seamlessly into a stunning orangery, flooded with natural light and currently used as a dining room, with further bespoke joinery creating a bar area, ideal for entertaining. A WC/cloakroom, also with bespoke Tom Howley cabinetry, and adjoining utility complete the ground floor.

The first floor is arranged around a galleried landing, creating an attractive space ideal for study or quiet reading. The spacious principal bedroom is light and airy, featuring fitted drawers and wardrobes together with a well-appointed en suite bathroom. Three further double bedrooms, all with fitted wardrobes, are served by a family bathroom.

Outside
The grounds at Wynn Manor are beautifully arranged, with a lawn to the front and a charming Crown Pavilion summer house with a cedar roof, ideal for entertaining. There is ample parking alongside the triple garage, which incorporates two garages and a versatile self-contained office, perfect for use as a studio, music room or hobby space. The property benefits from fibre broadband and an EV charging point.

To the rear, a paved terrace is accessed from the principal rooms and kitchen, providing an excellent space for al fresco dining, complete with a hot tub and attractive, well-stocked borders. A pathway wraps around the house, connecting the different garden areas. Beyond, the land extends to about 1.5 acres, comprising a paddock bordered by the original estate wall, mature trees and a ha-ha.

In all, Wynn Manor is a well-balanced and highly attractive family home, offering spacious and well-appointed accommodation in a superb setting, perfectly suited to modern country living.

Please Note:
The freehold is owned by a management company in which the shares are owned equally by the leaseholders.

Additional Info

HISTORY
Wynnstay Hall Estate occupies a distinguished place in Welsh history, having been the principal seat of the influential and powerful Watkin Williams Wynn family. As major landowners, the family wielded considerable political, social and cultural influence over the region for generations.

The earliest recorded dwelling on the estate, then known as Watsay, dates back to 1616. Over the following centuries, Wynnstay Hall was progressively enlarged and enhanced, evolving into an impressive country house that reflected the status and ambition of its owners.

The Hall is believed to have hosted Princess Victoria during her visit in 1832, further cementing its historic significance. Following a devastating fire in 1858, parts of the Hall were rebuilt in an elegant French Renaissance château style by the renowned architect Benjamin Ferrey.

In 1944, Wynnstay Hall and 150 acres were sold to Lindisfarne College, a public school, which occupied the property until its closure in 1994. Subsequently, the Hall and estate were thoughtfully redeveloped, creating the exceptional residences seen today.

One of Wynnstay Hall Estate’s most remarkable features is its historic parkland and gardens, designed by the celebrated landscape architect Lancelot ‘Capability’ Brown. Widely regarded as the greatest landscape designer of his era, Brown was responsible for more than 140 estates nationwide, with Wynnstay Hall Estate holding the distinction of being his final work.
