Beautiful exposed beams, traditional stone flooring and original features blend effortlessly with carefully considered modern improvements, creating a home full of personality. The bespoke farmhouse kitchen forms the heart of the property and has been beautifully crafted with an extensive range of solid oak cabinetry complemented by elegant black granite worktops and a traditional Belfast sink. A Rayburn provides cooking, heating and hot water, whilst further appliances include an integrated dishwasher and fridge. Slate tiled flooring completes this exceptional country kitchen. Leading from the kitchen is a delightful garden room overlooking the gardens before opening into a charming garden room, where the surrounding countryside provides an ever-changing backdrop throughout the seasons. The sitting room is wonderfully welcoming, centred around an attractive fireplace housing a multi-fuel stove, creating the perfect setting for cosy winter evenings. Exposed beams and traditional stone flooring continue the property's character throughout, whilst the separate dining room provides an ideal space for entertaining family and friends. A useful study offers an excellent home office, complemented by a practical boot room and utility area, perfectly suited to country living. Completing the ground floor is a beautifully appointed cloakroom incorporating a contemporary shower room.
To the first floor are three generous bedrooms, all enjoying delightful aspects across the surrounding gardens and countryside. The luxurious family bathroom is beautifully fitted with a classic roll-top bath, creating a peaceful retreat after a day spent outdoors.
Exterior - If you are searching for complete tranquillity and a private countryside retreat, few properties can compare. Approached via a private track with gated entrance, the gravel driveway leads to extensive parking together with a detached double garage.
The gardens are nothing short of spectacular. Wrapping gracefully around the cottage, they have been lovingly established over many years with expansive lawns, mature specimen shrubs, colourful perennial borders and a beautiful wildlife pond, creating a haven for birds and nature alike.
A generous paved terrace provides the perfect place for outdoor entertaining or simply relaxing whilst taking in what are arguably some of the finest panoramic views across the Derbyshire Dales.
Beyond the formal gardens lie three paddocks together with a stable, making the property equally suited to hobby farming, equestrian interests or simply enjoying the additional land and privacy. Extending to approximately 2.31 acres (0.46 acres of grounds & 1.85 acres of paddocks and a woodland), the grounds provide an exceptional setting rarely found on the open market.
Locality - Kirk Ireton is widely regarded as one of the most charming and picturesque villages in the Derbyshire Dales. The village, predominantly composed of traditional stone properties, is set on a hillside, offering stunning views of the surrounding countryside. Its peaceful and timeless atmosphere is enhanced by its location, nestled halfway between Ashbourne and Wirksworth, two historic market towns. A quintessential linear village, Kirk Ireton stretches along a single road, creating a quaint, village feel.
The village is ideally located near the serene beauty of Carsington Water, which lies just a short distance away, offering opportunities for outdoor activities such as walking, cycling, and water sports. Kirk Ireton is seven miles from Ashbourne and 9 miles to Wirksworth.
A prominent feature of the village is Holy Trinity Church, a stunning historical building that dates back to Norman times, offering a glimpse into the village's long and rich history.
For those seeking a warm and welcoming atmosphere, The Barley Mow Inn provides a classic village pub experience. With its traditional charm, it’s a popular spot for both locals and visitors, serving delicious food and a selection of ales in a relaxed and friendly setting.
Kirk Ireton is also home to the Kirk Ireton Church of England Primary School, which is an essential hub for the village’s younger generation. The school is well-regarded for its nurturing environment, and it falls within the catchment area for Anthony Gell Secondary School in nearby Wirksworth, ensuring that children in the village have access to quality education as they grow.
The village is a hidden gem, combining the allure of historical buildings, natural beauty, and a close-knit community, making it an ideal place to call home.
Owner's perspective - "There are some houses you choose with your head, and others you choose with your heart. From the very first moment we saw this house, we knew it was the one we wanted to call home.
It wasn't an easy purchase. The house was tired, neglected, and in need of a great deal of work before it could even be lived in. But beneath the years of wear, we could see its character, its history, and the life it still had to offer. Restoring it has been a labour of love, and every improvement has been made with respect for its remarkable past.
What we have loved most, though, is the setting. The peace and quiet are something truly special. Surrounded by farmland and nature, it is a place where the seasons unfold before your eyes. The garden gently merges into wildflower-rich meadows, alive with butterflies, birds, and countless other creatures. We have been fortunate enough to record 51 different species of birds visiting here, and each one has added to the joy of living in such an extraordinary place.
This home is a beautiful blend of old and new. It has stood proudly for over 300 years, carrying generations of stories within its walls, while offering all the comforts of modern living. It has been our privilege to care for it for a while, and we have no doubt it will continue to stand for centuries to come, creating happy memories for those who follow.
Leaving this house will be incredibly difficult. It has given us peace, happiness, and a deep connection with the natural world. Although we are moving on, a part of our hearts will always remain here, and we will miss it more than words can truly express."
