Description

Stone built home with large garden close to Edinburgh.

Description

8 Bonnington is an attractive stone-built house dating from the mid 1800s. The house enjoys a peaceful setting within a small rural hamlet, close to Edinburgh and surrounded by open countryside. To the front of the house is a generous parking area adjacent to the entrance vestibule.

The kitchen sits at the heart of the house and is a sociable space, featuring a large island with modern units and Miele appliances. In addition to a breakfast bar, there is a wood-burning stove set beneath a stone mantel. Windows on both sides of the room provide an abundance of natural light.

Adjacent to the kitchen is a dining area, separated from the sitting room by a partial wall incorporating a double-sided wood-burning stove that provides warmth during the winter months. Double doors lead out to the garden and into the conservatory, which is fully glazed and overlooks the garden. The conservatory also benefits from direct access to the garden and there is a garden room adjacent which links with the garage.

The bedroom accommodation is located at the eastern end of the house and comprises four bedrooms. The principal bedroom features a bay window and a dressing area leading to the en suite bathroom. The remaining three bedrooms are served by a family bathroom with bath and a separate shower. There is also a large utility room at this end of the house.

In addition to the parking area at the front entrance, there is further parking in front of the double garage, which is situated at the western end of the house.

On the south side of the house there is a small lawn surrounded by colourful, well-maintained borders. In addition to the lawn, there is a patio area to the front of the property.

The rear garden is substantial and extends northwards. Immediately behind the house is a patio that provides an excellent space for outdoor dining and entertaining. The lawn is interspersed with a variety of colourful flower beds, while a landscaped area with a patio and summer house forms a focal point at its centre and could be utilised as a studio space and benefits from a power supply and internet connection to the house. Towards the top of the garden is an area planted with a variety of mature and fruit trees, while a workshop is located in the north-west corner. In all, the plot extends to approximately 0.8 acres.

Location

8 Bonnington is situated just to the west of Edinburgh in the heart of open countryside. This area is a popular place to live, combining the benefits of a rural environment with city centre accessibility.

Local amenities in Ratho, which is a short distance from Bonnington, include the award-winning Bridge Inn bar and restaurant and Norton House hotel which has gym and spa facilities, while The Gyle shopping centre offers numerous high street stores. Corstorphine, on the edge of Edinburgh, provides an eclectic mix of small independent shops and large supermarkets, all within a very easy drive. There is also a large Co-Op at Ratho station. Further services are also conveniently located in Currie, Balerno and West Calder where there is a variety of shops and restaurants.

Edinburgh International Climbing Arena, the largest climbing facility in Europe, which features a 150m aerial assault course, gym and spa, is on the outskirts of Ratho as well as the newly created Lost Shore Surf Park. As well as Ratho Golf Course, The 4* Dalmahoy Golf & Country Club is close by and offers two golf courses (one Championship length) and a leisure club with gym, swim and spa facilities. There is an abundance of walks through the countryside and a number of other golf courses locally.
