Villa Guardiani is an attractive modern villa, excellently positioned on a quiet dead-end street leading off the main road between the busy town of Sora and the lake of Posta Fibreno, thus combining a tranquil and private location with proximity to all shops and services.

A gated driveway leads up through the gardens to an imposing porticoed terrace and the main entrance to the four bedroom, four bathroom 450 sq.mt. villa built over three levels.

The main ground floor level has a very large open-plan central living space, with glass doors opening onto the porticoed terrace overlooking the garden. An attractive wooden staircase with wrought iron handrail accesses the upper level. Much of the flooring throughout the villa is wood parquet.

The lower level of Villa Guardiani has a very large double garage, a technical room for the boiler etc, and an entertaining complex: a huge open room with a fireplace, a small secondary kitchen (with a serving hatch to the main room), and a guest wc.

There is a patio and an extensive garden area of 2,500 sq.mt. with mature trees and ornamental bushes with space for a swimming pool. There is also a garden 'shed', which is not a shed but properly built separate building.

THE CIOCIARIA REGION

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Sora itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
