Description
This luxury lodge retreat set in beautiful natural woodland, just 10 minutes from Inverness City Centre and only 20 from its international airport, has been developed over the last few years to provide an idyllic lifestyle business. The family now wish to focus on other business interests and leave an incoming purchaser to progress Coille na Creige through its further expansion having secured planning permission for two additional lodges. Currently the business operates with two luxury letting lodges with hot tubs whilst the third lodge is used as owner’s accommodation.
The woodland site is accessed through a remotely controlled gate to provide privacy and security for guests. A well maintained track then provides access to each of the private secluded plots.
The site itself, known as Craigbreck Wood, extends to 8.65 acres which are actively managed to provide a haven for wildlife and birds to flourish. The active management includes an ongoing program of planting and woodland management to encourage natural regeneration and bio-diversity.
Kilmuir lies in a rural location on the Black Isle just north of Inverness city across the Moray Firth. Although access is from a small rural road there is nearby road access to the main A9 dual carriageway providing fast travel to Inverness and Airport to the south and north to the stunning locations around the NC500.
Inverness is known as the capital of the Highlands and is a major hub for business and tourism in the area. As one of the fastest growing cities in Europe, it has a long history as a regional centre for the oil and gas industry and more recently for the burgeoning renewable energy sector.
Other outstanding areas surround the city serve the international and domestic tourist markets with activities such as golf, fishing and walking as well as historical sites such as the site of the Battle of Culloden. The City and surrounding region is also a hive of activity for the Whisky and other distillery businesses as well as being home to Loch Ness and its monster.
The Castle within the city is currently being refurbished and will be the focal point of a visitor attraction “Inverness Castle Experience” to be launched later in 2025.
The city has superb transport links with its own award winning international airport just outside the city and fast train links to Edinburgh, Glasgow and beyond to London.
To be sold as a going concern with the benefit of all future bookings.
The two letting lodges will include all fixtures, fittings and equipment.
The two letting lodges – Heron Lodge and Moorhen Lodge – are identical and offer:
Living Room / fitted Kitchen / Diner
Master bedroom with ensuite
Bedroom 2
Family bathroom
Covered terrace with hot tub
Estimated Gross internal area: approximately 650sq.ft per lodge
Owner’s Lodge – a larger cabin of similar construction offering:
Living Room
Dining Room - all in a semi open plan layout
Fitted kitchen
Master bedroom with ensuite
Bedroom 2
Bedroom 3
Family bathroom
Utility Room
Hall / Entrance door
Estimated Gross internal area: approximately 1,514sq.ft
There are no additional staff to transfer with the business.
Trading InformationThe current owners have not opened the site for full year operation in order to keep their turnover at preferred levels.
Usage has varied from 86 weeks (of 104 possible for the two lodges) in 2021/22 through to 66 weeks in 2024/25.
The operation has principally been focused on week long bookings and there is scope for additional income generation from opening year round and allowing shorter stays with more focused revenue management techniques as well as the potential for remote operation.
Further detail is available to suitably qualified parties at the time of viewing.
Planning permission was granted, subject to conditions, in April 2025 for two further letting lodges under reference 24/04231/PIP .
The estimated cost per lodge for construction and installation in a similar fashion to the existing lodges is £125,000 per lodge.
