The Gables Guest House, Compston Road, Ambleside, LA22 9DJ

The Gables which has been operating as a guest house since 1946, is in a prime central location of the popular tourist town of Ambleside. It sits as a large, detached property at the lower end of Compston Road with views over the park.

Originally two semi detached properties, the guesthouse is an ideal base for exploring Ambleside’s wonderful pubs and restaurants as well as its lovely independent shops.

For walkers, Ambleside is the start of some of the Lake Districts most stunning walks and is only a short walk to lakes and waters of Windermere, Rydal and Grasmere.

Entering the Guest House via a few steps you arrive into the hallway which offers a cosy, snug area, as well as the two original staircases from each semi which gives access to all floors.

There is a large dining room (max 30 covers) where breakfast is served daily and the room can easily accommodate all guests at once if required.

Ancillary areas include an office, large cellar, commercial kitchen, laundry room, drying room for guests and staff toilet.

All fixtures and fittings are to be included within the sale however any items that are owned by a third party or personal to our clients will be exempt.

The letting rooms are split over three floors and most have excellent views of the fells surrounding Ambleside. There are two rooms on the ground floor, and six rooms each on both the first and second floors.

The room confiugation is as follows:-
● 3 single rooms
● 3 superking rooms
● 1 twin room
● 1 standard double room
● 6 king size rooms

All rooms have en suites and have been recently renovated, along with most bathrooms, therefore are in very good condition throughout.

To the side of The Gables, there is a private car park for seven vehicles typically reserved for guests who book directly. The owners currently rent three additional spaces, one being in the adjacent car park (Kelwick Trust) and the other two at Ambleside football Club. There is also secure bike store (in the cellar) for numerous bicycles for those who like to explore on two wheels.

The owner's accommodation is one of many things with The Gables which sets it apart from others, it can be accessed via the kitchen of the guest house as well as directly from the car park, making it completely separate from the main guest areas.

It has three bedrooms and a bathroom on the ground floor with stairs up to a good size living area and a modern separate kitchen.

This is a great opportunity for a new owner to acquire one of the most prominent and best known guest houses in Ambleside. Our client is looking to retire, due to a change in personal circumstances and so this a great opportunity for a new owner to acquire a large, easily managed guest house in one of the most popular holiday destinations in the UK with high, year-round, demand and the opportunity to develop the business further.

The demand for businesses in the central Lake District has increased significantly in recent years with less seasonality in the trade and extremely strong demand from both domestic and international visitors.

With three bedroom owners accommodation there is great potential for a lifestyle buyer looking to owner/operate a successful business or for a commercial purchaser to utilise the owners accommodation to create further bedrooms or staff accommodation.

Turnover for the year ending February 2026 is £261,722. Adjusted net profit circa £96,250 (36.8%).

Confirmation of business rates payable should be obtained from the local authority.
